Real estate industry is a capital intensive industry,real estate enterprises from the land,development,sales and other links of capital needs are very large.Most real estate companies come from the outside,leading to the industry has been a large scale of financing,high debt ratio,high financing costs.Such a large demand for capital,the rapid growth of the industry,but the financing method is relatively single.According to the current development level of Jinrongshichang in China,bank loan is one of the most common financing methods in real estate industry.Real estate industry in almost every link,whether development or sales,are inseparable from the bank loan financial support.Of all financing methods,lending is second only to self-financing financing.How to expand the financing channels of real estate enterprises,improve the quality of financing,from a single bank lending,to diversified,multi-channel,deep-seated development.From the current more common financial lending,listed financing,bond financing to trust financing,convertible debt financing,real estate investment trust,trust portfolio financing and other new financing methods.We will broaden financing channels for the real estate industry,improve the quality of financing,reduce financing risks,and enhance the competitiveness of the enterprise market.Then,the article makes an analysis to the financing risk control and consummation financing risk control system.This paper analyzes and judges how to establish and perfect the risk control system of Y real estate enterprises through the problems and solutions to the financing risk control in Y real estate enterprises.From the establishment of risk control links and the control of risk control points that have been paid attention to in traditional risk control,to the reduction of risk and other traditional practices,to the reduction of financing risks through asset securitization,innovative financing methods,and innovative ways such as enterprise’s own organizational settings.We will improve the system of financing risks and establish an early warning mechanism for financing risks.Finally,the article looks forward to how real estate enterprises continue to develop vigorously in the increasingly complex economic activities,especially after the new round of national regulatory policies are promulgated,the financing environment has become increasingly severe,how to ensure the smooth financing of enterprises,and how to reduce the financing risk to adapt to new market changes.
