The real-estate industry has gradually played a pivotal role in national economy in China through decades of development.And significant impact has shown on both upstream and downstream industries related.As the most importantly support for real-estate industry,real-estate finance effects crucially either on real-estate industry or financial industry.In the past two years,China witnessed a slow-down in economy development due to the global volatile situation.Real-estate industry in the very industry that put into tough test.On one aspect,Risk of slumping houses price after several continually rising may occurred.And Risks related to the market such as the pilling up unsold housing inventory、growing pressure of reducing the inventory、difficulty of financing、failure of searching new capital sourcing and decline of market investment motive are triggered.In this essay,research is focus on the development of Chinese real-estate market and the emergence of real-estate finance.Further analysis is made on factors of real-estate finance risks、specific performance and levels of influence related.And finally,solutions on policy-making for improving real-estate fiance system and measures for reducing and preventing related risks are provided,so as to offer possible valuable and effective references for policy maker and managers.Firstly,the author makes comparative analysis on real-estate industry in China in different period of time.Real-estate finance industry has experienced startingexploration-implementation phases and then come into development-innovation period.A more stable and healthier status of the industry is acquired and finally the real-estate finance market is aroused with diversified financial system.Secondly,the author lays research on the risks of real-estate industry and realestate fiance industry.Problems are found on the policy、industrial structure and housing price bubble.Causes for risks of real-estate finance are as follows: few financing tools with single financing channels;excessive government macro-control;lag of credit system establishment;imperfection of laws and regulations;existing managerial risk of housing fund and lack of monitoring system.Lastly,base on all the research and analysis,the author tries to provide significant suggestions and solutions to current real-estate finance industry in China.
