Real estate,touching people's hearts.The purpose of the construction of guaranteed housing is the national macro-control of housing prices and the realization of the people's housing project.Price-limited housing is a commercial housing with the nature of social security.Its purpose is to control housing prices and solve the housing supply gap of middle-income groups.The objective factors of price limit,target limit and transfer restriction conditions make the development of price-limited housing projects which belong to high-risk industries face special and severe risks.From the perspective of developers,this paper combs the security housing system in China,including price-limited housing,and compares and analyses the differences between various types of security housing and commercial housing.On this basis,the article combines with the example of LXH price-limited housing project in Nanchang Bayli District,and first carries out the investment calculation and analysis of the project.Then,using real estate risk identification method and evaluation method,the whole development risk is divided into investment decision-making stage,pre-work stage,construction implementation stage,rental and sale service stage and the whole stage.Using Delphi method,19 risk factors of LXH price-limited housing project are identified from 24 risk factors of general real estate project development,and a risk rating index system is constructed.Through the sensitivity analysis of net profit margin by adjusting factors such as unit price of residential sales and main project cost,it is concluded that unit price of residential sales and main project cost are the most sensitive factors.After using the analytic hierarchy process(AHP)to carry out risk assessment,it is determined that the risk weights of sales risk,policy and law,market environment and development opportunity account for a larger proportion.Combining with the actual project,the corresponding countermeasures are given in stages.
