Chinese economy has maintained rapid development since 2013.But meanwhile,a series of stimulate policies has brought challenges to us,such as housing bubble,lack of innovation.In order to ensure the economy operated sustainably,the authority proposed deleveraging to curb the housing bubble.However,real estate is a capital-intensive industry,lack of fund will worsen the capital flow of company and lead to development dilemma.Now,traditional real estate enterprises are also relying on“building-selling-building” to repatriate funds,but under the strict policy,along with economic downward pressure,this mode is inappropriate,because it is unable to support their sustainable development.All in all,the transformation is an inevitable trend to traditional real estate enterprises.China Fortune Land Development(CFLD)is outstanding in the industrial real estate,for many years,it has been promoting the development of industrial new town relying on innovative PPP mode,Gu'an is the most successful practice of CFLD.After more than ten years of exploration,great changes have taken place in Gu'an city.Now,the development of industry in Gu'an is flourishing.At the first Chinese PPP forum in 2019,CFLD was been selected as a sample company due to the successful innovation in Gu'an.Taking Gu'an New Town as an example,this paper explores the PPP financial mode of CFLD.Firstly,the essay analyzes macro and micro environment of our economy,pointing out that the original development way is difficult to sustain under strict control,they must explore transformation;Secondly,it introduces the CFLD and PPP financial mode,more importantly,it refines this company's most representative mode: Developable PPP;Thirdly,it introduces the most typical case of Gu'an city and then analyzes it from following aspects: advantages,risks,opportunities and challenges.Finally,this essay puts forward enlightenments,hoping to provide references to traditional real estate developers.
