After more than 40 years of reforms in China's economic system,society has made great strides.As an important pillar of the national economy,the real estate industry has experienced from scratch,from small to large,to meet the housing needs of residents,and realize the people's livelihood and happiness,all of which have played an indelible role in the process of social and economic development.As the industry continues to grow,real estate companies are also facing an awkward situation.On the one hand,the large scale of real estate enterprise production capital occupancy,long housing construction cycles,and slow turnover of real estate funds have constrained the rapid development of real estate enterprises;on the other hand,the production of real estate products is large,the housing reserves are large,and the market is in excess of demand.It can be seen from this that the original asset-heavy operation model of real estate enterprises faces many difficulties and problems,and under the new business situation,asset-light operation has been favored by more and more real estate enterprises.Based on the current development environment,the asset-light operation model has greater room for advancement in heavier asset operations in the future.Under the new operating model,real estate companies no longer rely too much on land appreciation and a large amount of capital reserves to survive and develop.At the same time,asset-light operations also put forward professional levels such as corporate brand,management,quality control,and corporate soft power.There are very high demands,and there is an urgent need to discuss the transformation of light asset operation of real estate companies under the new situation.Therefore,studying it has important theoretical and practical significance.Greentown China Holdings Co.,Ltd.(hereinafter referred to as Greentown China),as one of the leading companies in China's real estate industry,has also experienced the stage of large-scale capital investment and large-scale expansion and development,making important contributions to social and economic development,but also Facing the problem of how to transform and develop under the new situation.Therefore,this paper takes the transformation of light asset operation of real estate companies as the research object,takes Greentown China as a case sample,and based on the collation,review and theoretical research of relevant literature,adopts a combination of theoretical research and case research to analyze Greentown China.Explain the transformation of asset-light operations.First,this article defines the conceptual characteristics of real estate companies and asset-light operations,and summarizes the motivations and types of real estate companies' light asset operation transformation.Secondly,according to the operating status and advantages of Greentown China,the key points of its transformation in asset-light operation were extracted,and the implementation path of its current transformation was sorted out.Thirdly,in the research and analysis,through the overall evaluation of the implementation of Greentown China's light
