The Case Study On The Model Of Development And Operation Of CFLD

As the 19 th National Congress of the Communist Party of China(CPC)put forward that the house is used for housing,not for speculation,and that Tenants enjoy the same rights as home buyers.China's traditional real estate industry has been declared into a recession.Due to industrial real estate as the new beneficial exploration for the construction of urbanization in China,China's industrial structure upgrade,China intelligent manufacturing strategy of "2025" and for the development of China's emerging strategic industry bearing carrier,industrial property enters into the fast development period.Industrial real estate is the main driving force for economic and industrial transformation and upgrading.The current real estate industry is facing a lack of unified planning,conducting real estate in the name of industry,few profit points,having difficulties in financing.China Fortune Land Development(CFLD)as the leader in industrial real estate,owns its unique characteristics in operation of real estate development,so it will have a strong demonstration effect in studying the development operation mode of CFLD.In this paper,at first,I use the literature review method to systematically sort out the basic concepts of industrial real estate and theories related to the development and operation of industrial real estate.And elaborate the development of China's industrial real estate from three aspects: the development history,the development trend,and common development and operation modes of industrial real estate.Then I use the method of case study,qualitative analysis,quantitative analysis vertical contrast analysis to study the development and operation model of CFLD.From the perspective of PPP mode,the formation and evolution are analyzed during the course of development of CFLD based on location development,service content,operation mode and mechanism of profit.And the content,operation logic,effect evaluation of the DBFOT mode of CFLD are summarized.Then,by comparing with the development of CHINA VAST and ZJ,I further analyze the advantages of the development and operation model of CFLD.Based on the above analysis,the three key points of the operation mode of CFLD summed up are "Location choice","Industry development services","Capital operation ".I made a brief analysis on the risk that CFLD may be faced with.At the end of this paper,I put up with some advices to the industrial real estate participants and potential entrants.
