The choice of financing method affects the stable development of the real estate enterprise which is famous for its capital density.Real estate enterprises have become one of the pillar industries of China's economic development.Real estate enterprises can only ensure the stable development of enterprises with sufficient capital,which is inseparable from the financing.How to choose the financing mode and what kind of financing mode is always the focus of real estate enterprise financing research.At present,most of China's real estate enterprises still rely mainly on bank loans for financing.Under the condition of loose national policies,financing of such enterprises is relatively smooth and will not have a great impact on the development of enterprises.However,when the national capital policy is tight,such enterprises will face the fate of capital rupture and capital source being cut off,and the bank security crisis will also have a serious impact on the country's economic situation.Based on this,this paper will take T real estate enterprise as a case to deeply analyze the financing ways,merits and demerits of T real estate enterprises at different stages of development,and put forward relevant Suggestions.On the basis of financing theories and research results of financing methods at home and abroad,this paper takes T real estate enterprise as the research object and analyzes its financing methods and influencing factors.This paper is divided into five parts.The first part describes the background,research purpose and significance of this paper.Through the analysis of the research situation of domestic and foreign financing methods,the author summarizes the authoritative academic achievements and research literature,and puts forward the research ideas and specific research methods.The second part defines the related concepts and characteristics of real estate enterprises and enterprise financing,summarizes the financing theory,enterprise life cycle theory and financing life cycle theory,etc.,to provide theoretical support for case description and analysis.The third part analyzes the financing environment and financing mode of China's real estate enterprises and the relevant factors affecting the choice of financing mode of real estate enterprises.The fourth part takes T real estate as the research object,briefly introduces the basic situation and development history of T real estate enterprises,and analysis the financing modalities,strengths and weaknesses of T real estate enterprises in different life cycle stages based on the theory of enterprise life cycle.The fifth part,based on the above the analysis,puts forward reasonable optimization Suggestions for the financing methods of T real estate enterprises.
