With real estate finance policy appearing, how to solve the financing problem, and how to develop new financing channel becomes the current hot spot. The home reserch mainly concentrates in the pure theory introduction.And the real estate development industrial field tends to comment new financing method, certainly has not formed a fundamental research system. Yet it has not research in the different life cycle and different operating condition how the real estate development enternriset finance.Based on this kind of background, I analysis and classificate the common 12 financing ways except the bank loan in order to make a conclusion that in the different life cycle which financing way may be used.This article first started from the financing theory cornerstone - MM theory, to introduce the modern enterprise financing general theory, then has outlined the financing way which the real estate development enterprise financing concept, the characteristic, the influence factor and our country present stage real estate development enterprise often used.Next, pointed out he question which real estate development enterprise financing way exists now, pointed out the necessity and the importance of seeking new financing way for real estate development enterprise.The article core part - one is the analysis about 12 financing way, pointed out which is suitable to real estate development enterprise;another is classification of 12 financing way according to enterprise life cycle, then carries on the application according to the fundamental research result, looks appears the stage middle and small scale real estate development enterprise to be allowed to select these financing method.The case part takes examples from the newly established stage, grow stage and the mature stages. For restriction of length and the difficulty of collection material, each stage only carries on by one financing way.This article conclusion is: The number of financing way that the real estate development enterprise may use will increases from newly established stage, grow stage to the mature stage in turn, declines stage could use very few financing way.The management achievement better real estate development enterprise the financing way which may choose the management achievement general real estate development enterprise must be more than, moreover finances with finances the effect to be better again.Therefore, the real estate development enterprise must strengthen the management, properly uses the fund, causes the enterprise to move towards mature and the maintenance good management condition, lengthens the enterprise life cycle.
