In recent years,the state vigorously advocates environmental protection,the second decoration of many shortcomings has not adapted to the needs of ecological civilization,the finished houses came into being.However,there are many difficulties in the process of implementation about finished residential buildings.Mainly in the following four aspects:(1)In the policy of finished house,the standard system is not sound and lack of policies of substantial incentive and dispute settlement norms,and policy implementation is not enough;(2)In the finished house market,finished house market participants: developers,consumers,contractors and market environment have different problems;(3)In the technology of finished house,designing technology,management technology,production technology and parts of the technology development is slow,the overall technology fall behind.This paper analyzes the current situation of finished residential buildings in zhengzhou,and makes a detailed analysis from three aspects: the demand of finished residential buildings in zhengzhou,the supply of finished residential buildings in zhengzhou and the transaction of finished residential buildings in zhengzhou.The final conclusion is :(1)in terms of the demand for finished residential buildings in zhengzhou,with the gradual increase of finished residential buildings in zhengzhou in the past two years and the further understanding of finished residential buildings by consumers,the attitude of consumers towards finished residential buildings has been generally accepted and recognized from the initial rejection to now,and the demand for finished residential buildings in zhengzhou has gradually increased.(2)in terms of the supply of finished residential buildings in zhengzhou,in the commercial residential market of zhengzhou in the past two years,the number of developers entering the field of finished residential buildings has gradually increased,and the number of finished residential buildings provided has also increased.(3)in terms of the transaction of finished residential buildings in zhengzhou,the price of finished residential buildings in zhengzhou varies significantly from region to region.In terms of regions,the average price of zhengdong new area supported by policies is the highest,while that of high-tech new area and guancheng district is the lowest.Area,the highest price is 80 ? to 90 ? small type just need three room or two room,and the lowest price is 80 ? below two room or apartment,followed by three room or small four room 125 ? to 145 ?.This paper analyzes the main restrictive factors of the development of finished residential buildings in zhengzhou by issuing questionnaires to the current developers of finished residential buildings in zhengzhou,and puts forward countermeasures and Suggestions in line with the regional characteristics of zhengzhou based on the successful experience of finished residential buildings at home and abroad.According to the above research contents,the paper comes to the following conclusions :(1)the finished residential buildings in zhengzhou started late,and there are four restrictive factors in policy,economy,market and technology.Through the analysis of the questionnaire,the author draws five major restricting factors that hinder the development of finished housing in zhengzhou:(2)parts of the poor compatibility and universality;(3)lack of substantial incentive policies;(4)lack of personality decoration;5.Lack of motivation and capability for technological innovation.(2)this paper analyzes and summarizes the successful experience of finished residential buildings at home and abroad,in order to provide Suggestions and countermeasures for the development of finished residential buildings in zhengzhou.(3)through the research of the first five chapters,this paper finally puts forward countermeasures and Suggestions in line with the regional characteristics of zhengzhou.From policy,economy,market and technology,we should promote the good development of finished housing in ZhengZhou.
