With the vigorous development of the residential construction market in China,residential construction research has become a focus in the study of this subject.To ensure thehealthy development of real estate industry in our country,we take the the experiences andlessons of the real estate industry’s development at home and abroad for reference,and theresearch of domestic housing market investment, mortgage and value in the field of hot spotand the latest trends.At present domestic real estate market there is a lot of real estate bubbles, this directlyaffects both residential construction market in China’s sustained, healthy and stabledevelopment.How to satisfy both residential construction market investment and developmentand rationality and accuracy requirements in the majority of residents of the existingresidential building appraisal at present stage will be both residential construction valuation ormortgage is one of the major problems facing.This study based on both the residential building reset price, considering both theexisting residential buildings, fixed number of year of depreciation degree and environmentalsuitability,and calculation of segmentation of existing housing price evaluation system are putforward.First of all, based on the analysis of existing residential building condition and the degreetheory knowledge of existing residential building, this study establish the index systemofexisting residential building degree, gives both the residential built new degree evaluationcriteria and evaluation basis, puts forward the calculation formula of the existing residentialdegree;Second, Already use fixed number of year of depreciation of existing residentialbuildings difference with degree basis the requirements of the residential buildings use fixednumber of year of existing residential buildings degree;Finally, take the environmental factorsas the need to consider the macro factors form a evaluation system, measured byenvironmental suitability of existing residential buildings of environmental factors on theinfluence degree.Combined with the above three steps form a complete measure of both the housing priceevaluation system.The evaluation system will both residential building condition, environmental impact factors and national advocacy related macro policy system ofcomprehensive, scientific and accurate for existing residential buildings to lay a solidtheoretical basis.Since then, this study also gives both the housing price evaluation of thesample.Appraisal index system of both the housing price can improve the accuracy of thevaluation valuers to residential construction, as well as provides the corresponding theoreticalbasis for transactions, mortgages from residential architecture and urban villagetransformation, help them to establish a reasonable order, promote fair trade and housingprice rationalization, effectively promote the intensive utilization of land, protect thelegitimate rights and interests of property owners.It has great significance to maintain thesustained and healthy development of the real estate market and to the prosperity anddevelopment of society.
