In the early stage of a real estate project,it is necessary to analyze the feasibility of investment,because the real estate project has a large investment,a long cycle,and is affected by policies,economy and so on.Whether the project is feasible or not,we need to analyze the feasibility of investment based on the relevant theory of investment feasibility,relevant data and information,policy and environment.Before planning to invest in XX project,investors believed that the current real estate market was relatively moderate,and the real estate market was obviously controlled by the government macro-control,which would maintain a relatively stable development.Investors believe that there are many uncertainties and risks in project investment.Based on this situation,this paper urgently needs to make investment feasibility analysis of the project.In this way,this paper can have an overall evaluation of the project,and provide a reliable basis for pre-project decision-making.This paper studies XX project,combines the relevant theory of investment feasibility analysis and relevant data,to carry out investment feasibility analysis of XX project,to provide support for project decision-making.The main contents of this paper are: the development of investment feasibility analysis theory at home and abroad,the basic situation of the project,the macro-environment of B city and the development of real estate industry,the comprehensive analysis of XX project,the positioning of project design,financial analysis and evaluation,project risk and control,in order to judge whether XX project of B City high-tech zone can be established.The feasibility analysis of XX project investment is the most critical work of the project.Firstly,through the study of the macro-environment of B city and the real estate industry of B city,we can analyze the environment of the project;through the relevant information of market research,combined with the relevant requirements of B city's urban planning,we can design and orientate the project;through the indicators of project cost,income and cash flow,we can make financial analysis and evaluation of the project,using internal rate of return and net present value.The profitability of the project can be analyzed by financial indicators such as break-even analysis,sensitivity analysis and social benefit analysis,and risk control measures can be formulated by identifying and judging project policy risks,market risks and commercial risks,and reasonable pricing objectives can be formulated.Then the conclusion of project investment feasibility is drawn: XX project has relatively good investment returns and social benefits,the risk is basically controllable,and the project is feasible.Through the combination of theory and practice,this paper establishes that project investment feasibility analysis is an indispensable pre-process of the project.It can enable investors to avoid blind decision-making,and bring unnecessary losses to enterprises;it can make the company's positioning,capital,manpower more efficient,provide support for the company's profits,is an important guarantee for the success of the project.
