This paper takes Greentown China,a representative enterprise of real estate agent construction model,as the research object,and explores the profit model of its agent construction business and evaluates its profit model of agent construction business.At present,China's economy has entered a new stage of development.As an important industry that drives the national economy,the real estate industry is also in a new era of transformation and upgrading.In the past,real estate enterprises relying on a large amount of funds to obtain land and through the development and construction of real estate to obtain profits,the heavy asset operation mode gradually exposed the disadvantages of being influenced by policy regulation and being too dependent on capital.Real estate companies have begun to seek solutions to the above problems.In this context,the real estate operation mode that separates investment and development in developed countries has been recognized by the domestic real estate industry.The construction model based on brand equity as the leading,professional technology and management capability has become the real estate industry to get rid of the heavy asset operation mode.This is an important direction of transformation and upgrading of real estate enterprises.Some real estate companies have begun to transform their construction model.Some outstanding enterprises have developed into an outstanding representative of the emerging field of real estate construction by virtue of their advantages in brand accumulation,operational management capabilities and resource integration capabilities.However,due to the short development time of the agent construction business model and the development of government construction,the current academic research on the construction business model is not much,and most of them are from the perspective of government construction.There are still gaps in the research on the profit model of the model.This status makes enterprises that expect to transform through the agent construction model or those who expect to find the agent construction unit are still on the sidelines.In 2010,Greentown China began to vigorously carry out the agency construction business.After 8 years of business development and experience in building construction,the company has survived the crisis under the assistance of the agency construction business,enabling the company to successfully complete the strategic adjustment and its original agent construction.The 4.0 system has brought the real estate construction industry to a new stage of development.This paper is extended on the basis of the profit model theory of "One Center,Four Elements" of Adrian J.Slywotzky,using the five elements of profit target,profit point,profit source,profit lever and profit barrier to Greentown.The profit model structure of the agent construction business was analyzed,and the profitability of the Greentown agent construction profit model was evaluated through the analysis of Greentown China financial data,so as to realize the systematic and comprehensive identification analysis of the profit model of the green city agent construction business..Through the analysis of the Greentown agent construction business,this paper matches the key points of its business activities with the profit model elements.The conclusion is that the core of the Greentown agent construction profit model refers to value creation and five profit basic elements.They are all around this core operation.The five elements of their profit model are profit target-agent construction project and market customer;profit measure-project management and brand output;profit source-agent construction fee and project Performance;profit leverage-brand influence,product system,service system;profit barrier-agent construction 4.0 system.And through the quantitative analysis of Greentown financial data,the profit model of Greentown's agent construction business has strong profitability and can provide good profit quality.In addition,this paper also makes a qualitative evaluation of the advantages and disadvantages of the five elements of the profit model of Greentown agent construction,and puts forward suggestions based on its advantages and disadvantages to evaluate the improvement of the profit model.The research conclusions of this paper can fill the gaps in the research of the profit model of the agent construction business,and provide reference theory and reference cases for real estate enterprises that want to transform through the agent construction business.
