With the deepening of globalization and informatization,the competitive environment is becoming more and more complicated,the harsh external management environment and the strengthening of supervision have made the risk of real estate business development and accumulation accumulate.If enterprises want to win in the competition,they must rely not only on scientific and effective management,but also on the strategic vision,designing and selecting a financial strategy that matches the overall development strategy of the company,and be able to adjust in time at different stages of development.Generally,the focus of business operations is on profit maximization and the continuous expansion of the company's scale,but they neglect the business crisis and financial crisis caused by rapid expansion of enterprises,which may eventually lead to bankruptcy of enterprises.Under this circumstance,the idea of value creation and sustainable growth is quickly accepted by modern enterprise managers,and it is combined with financial strategy to apply to the actual management of the enterprise.Based on the analysis of poly real estate financial strategic adjustment,and build the financial strategy matrix observation status and financial status,its value is not only beneficial to the rich theoretical system,financial strategy is to apply financial strategy matrix to enterprise management,to help enterprises in different stages of development to adjust financial strategy,and from the perspective of value creation and sustainable growth set match each development stage of financial strategy.From the perspective of value creation and sustainable growth,taking poly real estate's financial strategy as the research object,and adopting the method of financial strategy matrix for case analysis.Firstly,the paper analyzes the environmental characteristics of China's real estate industry at different stages,and then combines the industry background and the development of the company to study the financial strategy adjustment of Poly Real Estate at different stages,mainly from financing,investment,working capital management and profit.Four dimensions are assigned for analysis and evaluation.Secondly,construct the financial strategy matrix of poly real estate from 2006 to 2017,and analyze the impact of financial strategy adjustment on its value creation and sustainable growth by using the financial strategy matrix,so as to measure the implementation effect and influence degree of Poly Real Estate's financial strategy.Finally,through analysis,the conclusions about the financial strategy of Poly Real Estate are obtained,also has some enlightenment to the entire real estate industry:(1)Adhere to the combination of appropriate diversification and differentiation in investment strategy,which is conducive to the value creation of enterprises(2)Actively explore more low-cost financing channels in financing strategies,meet high-demand investment,and improve the capital situation.Conducive to sustainable growth of the company(3)Strengthen management of asset turnover in the working capital management strategy,improve the turnover rate of inventory,and improve the sustainable growth of enterprises(4)In terms of dividend distribution strategy,based on annual operating conditions and financial status,and investment and financing.The demand,flexible and reasonable formulation of dividend distribution policy,combined with equity incentives to ensure the continued stable operation and development of enterprises.
