There is no doubt that the real estate industry is the basic industry of our country's social economy,on the one hand,it contributes to China's GDP lastingly and stablely,on the other hand,the real estate industry drives the related upstream and downstream industries' development such us steel building materials,home appliances,house selling,intermediary services and so on.According to the national bureau of statistics,in 2017,our country's real estate development investment is 109799 billion,that's a 7 percent increase over the previous year,and is 13.27 percent of our country's GDP.It follows that,the realty business plays an significant role in our country's national economic development,when it comes to micro,it affects people's living standard and consumption concept,from a macro point of view,it changes the pattern of wealth distrib ution and overall eco no mic gro wth in a subtle way.In the market economy to the capital operation ability requirement constantly heighten the big back ground,business pressure also increases,in turn,there are obvious problems in fund management,especially fund chain management.For real estate enterprises which are extremely sensitive to the macro-economic environment and national policy,its development and change will not only affect the sales situation of the real estate market,but also has an impact on the funds reservation and overall operation level of real estate enterprises.If the funds cannot be withdrawed on time,the financial sector will suffer a great deal of financial risk,more will produce the real estate enterprise credit crisis,that makes it harder to get funding.Only controlled fund raising chain,fund utilizing chain and fund recycling chain,realizing capital benign operation,can the normal operation of real estate projects be maintained,and achieve capital chain's stability.This essay is based on principal-agent theory,capital maintenance theory and capital cycle and turnover theory,take A real estate company fund chain management case as guide,through the literature research method and case study method with practice,explore the real estate enterprises' fund chain management problem on fund raising chain,fund utilizing chain and fund recycling chain.Through the analysis of the financial data of A real estate company in recent years and compare with the average data in the same industry,we can find that the general problems of real estate enterprises are the inefficient use of funds,weak regulation,weak project liquidity and so on.Aim at above problems,propose solutions such as expand financing channels,optimize the scope and extent of fund management,strengthen financial risk management,accelerated backflow and so on,and provide an example of fund chain management for Chinese real estate enterprises.Finally,summarizing the conclusion and the shortcomings and research prospects of this essay are also presented.
