With the change of business environment,strategic management has been closely concerned.Since 1980 s,the research of finance has risen from theoretical level to strategic level.The financial strategy is an important part of enterprise strategy.Strengthening the management of financial strategy is conducive of improving the efficiency of fund management,rationally configuring the financial resources of enterprises,and maximizing the sustainable profitability of enterprises.As China's pillar industry of national economy,the real estate industry continues to increase in the face of the national macro-control efforts,in the external market environment,increasing the risk of the situation,how to develop effective financial strategy for the real estate business is stable through this period and the key to achieving long-term stable development.The relationship between enterprise strategy and financial strategy is mutual influence,mutual promotion and inseparable.Financial strategy is a series of activities of decision-makers standing at a strategic height,taking fund-raising,distribution,management and distribution activities as a mean to achieve sustained and incremental business value.This paper argues that the success of financial strategy is not only manifested in the realization of the value increase of enterprises,but also in enhance of the ability of financial strain and coping with economic fluctuations,and increase the value added of enterprises.Financial strategy can be divided into financing strategy,investment strategy,working capital management strategy and dividend distribution strategy from specific areas.From risk preference,it can be divided into expansionary financial strategy,robust financial strategy and defensive shrinking financial strategy.This paper mainly studies the financial strategy in the practical field by selecting typical cases.This article selects Vanke,a benchmarking enterprise in the real estate industry in China,as the research object.First,it reviews the domestic and foreign research status of financial strategic management.Secondly,it elaborates on the concept,evaluation method and basic theory of corporate financial strategy and its transformation.Third,the environment of Shenzhen Vanke's financial strategy transformation was briefly introduced,and the motivation of financial strategy transformation and the financial status before and after the transformation were analyzed in depth.Fourth,the focus is on the implementation process of the financial strategic transformation from the four aspects of financing strategy,investment strategy,operation management strategy and profit distribution strategy,and conducted overall evaluations respectively.Finally,the conclusion and inspiration of this paper are drawn.Based on the analysis of the dynamics of Shenzhen Wanke's financial strategy transformation,the changes in financial conditions before and after the transition,and the specific implementation path for transformation,this article believes that Shenzhen Vanke transformed H-shares into B shares and adopted various financings such as crowdfunding and real estate funds.The strategic transformation and innovation approach has expanded financing channels and reduced financing costs.In terms of investment strategy transformation,the company has improved the profitability of projects by adjusting the ratio of residential to commercial real estate and using small-cap trading methods to maximize the interests of shareholders.In the aspect of operational management strategy transformation,we strengthened the integration of upstream and downstream industries,actively expanded consumer real estate,industrial real estate,and other extended businesses,and implemented measures such as strict control of period expenses,enhanced cash flow management,and optimization of inventory management,which improved operational efficiency and enhanced the sustainable growth of the company's future performance;in the dividend distribution strategy transformation,increase cash dividends,and match corporate profitability to adjust the dividend distribution policy flexibly,is conducive to the transmission of the company's operating conditions are good information and enhance investor confidence.At the same time,given the successful implementation of Shenzhen Vanke's financial strategy transformation,the housing companies should fully expand their financing channels to meet the funding needs of project operations,and should consciously adjust the company's asset structure in order to enhance their competitive advantages,and should carefully select partners to prevent brand indiscrimination,should be fully familiar with the internal and external environment to timely adjust the financial strategy.Based on the analysis and evaluation of Shenzhen Vanke's financial strategy transformation,this paper tries to provide financial basis for the adjustment,optimization and sustainable development of its future financial strategy,and provides related learning and reference experience for the formulation and implementation of other real estate enterprise financial strategies.
