The development of urbanization follows the process of reform in China,from 17.92% in the initial period of reform and opening up to 57.35% today,which has undergone tremendous changes.In the process of rapid urbanization,the scale of the city is constantly expanding,while the real estate market is accompanied by the development of the city.Overall,urbanization will inevitably drive the development of the real estate market,which will bring opportunities and challenges to the development of the real estate market.As the core city of central China,Wuhan city has a relatively high starting point and rapid development.And the development of real estate market is relatively early,the overall development level is good.At present,the hot situation is not only attracting more houses,but also increasing the economic level of the city.However,in this rapid development,there are problems such as the rapid price rise and the unbalanced allocation of resources.Therefore,it is only in the process of urbanization that the relationship between the two can be adjusted to better realize the development and progress of the city.Based on our country's urbanization and the development of the real estate market present situation as the background,according to the research achievements of predecessors,starting from the actual situation of Wuhan city,the impact on the real estate market development in urbanization are studied.This paper used the related theory as the guide,first of all reveal the development of the urbanization process of Wuhan city,and then in the process of the real estate market development situation are detailed analyzed.The impact on the urbanization development on the real estate market in Wuhan city,empirical analysis based on the data of every level cointegration test,error correction model and VAR model analysis,the results show that Wuhan city urbanization process from the aspects of economy,land and population of the three will have an effect on the development of the real estate market,and the influence of lag effect exists.Then,through the division of different administrative regions of Wuhan city,the model of panel data is used to reveal the differences of the regions in the urbanization process.Finally,according to the research results of this paper,the existing problems of the current development background are presented,and corresponding solutions are put forward,and a new prospect is given.
