In recent years,the city of Zhangjiajie has been accelerating its efforts to increase the renovation and renovation of urban shanty towns,and the construction of cities has changed with each passing day.The problem of shantytowns reconstruction and rectification is an important and sensitive social issue.It not only has a profound impact on the economic development of the city,but also closely links with the vital interests of the majority of expropriated targets,and is related to social stability and people's support.The fundamental problem in the transformation and rectification of squatter settlements is the issue of resettlement and compensation for the expropriated targets.The core issue of resettlement compensation is the evaluation of the expropriated houses.Therefore,this article hopes to explore and perfect a set of methods for assessing the levying of residential houses in urban shanty towns that are in line with the actual conditions in Zhangjiajie,and provide theoretical references for the shanty towns in this city.The full text is divided into six parts:The first part is an introduction,which mainly introduces the research background,significance,literature review,main research contents and methods of this paper.The second part mainly summarizes the status quo of the collection of residential houses in the shanty towns of Zhangjiajie City from three aspects: background history,collection overview and characteristics summary.The third part mainly analyzes the limitations of the current method of valuation of Zhangjiajie City on the basis of the specific requirements for the method of expropriation appraisal in the Measures for the Assessment of House Acquisition on State-owned Land and the Implementing Measures for the Expropriation and Compensation of Houses on State-owned Land in Zhangjiajie City.The market comparison method based on real estate evaluation is used as the basic model to improve the way of assessing the current levy in Zhangjiajie City.The fourth part mainly focuses on the intrinsic shortcomings of the marketcomparison method.Using the fuzzy mathematics principle and the analytic hierarchy process,concrete improvement research is made on the selection method of the comparable examples and the parameter correction method.In the fifth part,the empirical research is mainly based on the case of the Huangjiage Residential Community(Phase II)project in Zhangjiajie City.The sixth part is the conclusion and summarizes the main points of the full text.Based on the real estate market evaluation method,this article creatively proposes that the typical residential house benchmark price is used as the method of the subject value of the expropriated house,which greatly improves the efficiency of the collection and appraisal work.At the same time,the principle of fuzzy mathematics and analytic hierarchy process are introduced,and examples of selection methods and parameter correction methods are improved and improved to ensure that the benchmark price of a typical residential house is more scientific,objective,and reasonable.
