In recent years,China's macroeconomic environment changes are facing more and more uncertain factors,downward pressure on the economy constantly increase.In 2015,China's GDP grew by 6.9%over the same period last year.The economic growth is slowing.As the foundation of the national economy and the people's livelihood,the vast majority of real estate enterprises can easily stand as the outlet to fly up in real estate Golden Age.But now into the Silver Age,the industry environment is more complex and volatile.The new entrants constantly increase,making the market increasingly fierce competition.Aiming at different periods of development,the state takes different kinds of measures of the real estate industry to maintain steady development."Restriction" and "credit limit" policy are frequently taken in the development period of overheating,"reduction of interest" and "reduced down payment ratio" policy came to power in cold period market.The real estate market is affected by the policy control and external economic environment.Whether the real estate project investment obtains the income is uncertainty.As the third industry,the real estate industry relies on the land policy,credit policy and capital operation turnover ability,and determines its investment process control is extremely strict.The enterprise must establish the perfect investment management system,and promote enterprises to focus on the risk of investment to prevent,and enhance the internal management efficiency,reduce the consumption of resources,for a good guarantee for sustainable development.This paper uses literature research,theory and case analysis combining a variety of methods.After researching the extensive literature,this paper introduced the basic theory of investment management first.Then I analyze the common current situation and the development of the real estate industry and investment management issues.At last,the paper focus on the description the G company's investment management status,points out the problems of G company in the investment strategy,investment implementation,the whole process of investment tracking,risk management and other aspects,and puts forward the corresponding improvement measures and implementation suggestions.The real estate investment is in a great demand for funds,because of its long cycle.All kinds of regulation and control policies on the industry variable by the government put forward higher requirements to the real estate enterprises.In the investment management process,the real estate enterprises must establish a sound investment management system,strengthen the basic research on the market,and make the investment decision according to the external conditions such as regional policy and regulations,investment environment,consumer demand,market competition and so on.After the implementation of investment,companies should track the progress of project operations to increase the probability of success of investment,reduce the risk of events..Survival of the fittest,the strong stronger,real estate companies should do a good-job in investment management in a difficult and complex environment to seek long-term development.
