Tourism real estate,in its broad sense,includes tourism resources,the covered earth,tourism facilities and buildings.So it is a way of investment and development in the combination of tourism industry,investment capital and real estate.While in the narrow sense,there are two kinds of explanations for tourism real estate.One refers to the development of real estate and marketing model which features tourism and leisure vocation,with all or part of the development projects realized their tourism functions.The other refers to the property projects which are built based on the surrounding abundant tourism resources and differ from traditional residential projects.It is a blend of tourism,leisure,vocation and residence,such as Timeshare Hotel,Property Hotel,Golf Resort,Life Resort Danang,Ecological Relax Resort,Ski Mountaineering Resort,Theme Parks Community,Scenic Residence Community,etc.In this paper,the tourism real estate is to be discussed mainly in the narrow sense.Before 2002,the development of tourism commercial real estate in our country was lack of systematic planning and operation.Later-stage management was also confined to rent collection and simple property management.With the rapid development of economy,the traditional tourism real estate with retail,wholesale,simple leisure and sightseeing failed to meet the demands of business.The development of emerging form of tourism commercial real estate,for instance,city complexes,shopping centers and commercial leisure walk streets,is accelerated by social needs.Especially in recent years,the development of tourism commercial real estate has gradually been the hot topic in real estate market and even in tourism market,at the same time,attracting extreme attention from capital market.More and more capital has been invested in tourism commercial real estate projects by various investment organizations.In the general tread of explosive growth of real estate industry and tourism industry,it has been found that many loopholes in the process of their development,such as the mismatching of supply and demand,confusion in project layout and planning,blind development,redundant construction,high vacancy rate of shops and inns,high investment risk,etc.All above proves that it is necessary to analyze the scientificity and uniformity of the development of tourism commercial real estate project.Through a series of discussions of tourism real estate,its related industries and the surrounding environment,together with relevant work experience and living examples the paper analyzes and demonstrates the whole process of the development,operation and prospect of the tourism commercial real estate,.In the end,a conclusion is drew that in order to make tourism commercial real estate develop steadily,we must take advantage of market chances in the flourishingly developed tourism industry efficiently,seize the opportunity and integrate resources.The whole paper is divided into five chapters.Chapter One is introduction,which mainly explain the background and meaning of the research,as well as the train of thoughts and shortcomings;Chapter Two million is about the development model of real estate.Through the description of present condition,comparison of models at home and abroad,together with analysis of characteristics,the paper discusses the opportunities and prospect of the development;Chapter Three is related to tourism commercial real estate.This part focuses on the concept of tourism commercial real estate and its development history,based on which,an inquiry is made into the development prospect of tourism commercial real estate in our country;Chapter Four takes the ancient town in Lijiang as an example to discuss and analyze a special case in the development of tourism commercial real estate,that is the development and operation of the ancient towns.Based on the model,the development prospect and related suggestions about protection are discussed;Chapter Five introduces the emerging innovative tourism commercial real estate in cities—tourism commercial leisure streets.Besides that,the high-end complex project "The Bound and the New World" in Dujiangyan,Sichuan is offered as an example,with its model described and its operation analyzed.Then,there is some consideration about the development trend and strategies of the innovative tourism commercial real estate;In the end,the paper inquires into the innovative extension of the development of tourism commercial real estate and gives relevant suggestions.
