Research On The Construction Cost Management Of The Commercial Housing Project Of X Industrial Company's Xingfu City

Cost management is one of the important methods to improve the competitiveness of enterprises,and it is also a necessary condition for maximizing corporate profits.Especially,at present,because corporate material cost and labor cost increases and intense competition among enterprises,companies have to pay attention to construction cost management.Companies should set scientific and effective objectives of cost management and create a good environment of cost control and strict operation mechanism of financial control under the guidance of scientific advanced management theory.This paper firstly sorts out the frontier theory and research results of cost management.These provides theoretical support for the follow-up research.And then this paper studies six aspects of construction cost management of X industrial company's happiness city commercial housing project.Six aspects are organization structure of cost management,cost forecasting,target cost formulation,cost control methods,and institutions and assessment of cost management.Secondly this paper summarizes the problems in the construction cost management of X industrial company's happiness city commercial housing project: total cost and direct cost overruns are serious,institutions and assessment of cost management are imperfect and cost management methods are backward.Finally this paper analyzes the reasons why these problems exist: the company leaders do not pay much attention to cost management,the management philosophy is backward,and there is no cost management in the whole process of the project.Aiming at the problems existing in X industrial company's happiness city commercial housing project,this paper puts forward the solution: optimizing organizational structure and process and improving cost management methods,in order to achieve the goal of cost management.In this paper,the systematic research on the construction cost management of X company's commercial housing project is the first try in X company.Its management diagnosis results benefits the company's scientific decision-making and improvement of competitiveness.The theories,methods and research results studied in this paper have reference value for the cost management of other real estate projects.
