In the last decade,China's premium income has increased significantly,the scale of insurance fund has been expanding constantly,and the balance of insurance fund utilization has also grown accordingly.The reasonable use of insurance funds and the implementation ofasset allocation strategy are the key to determine the investment income level of insurance asset management companies.Since 2012,the investment scope of insurance funds has been gradually expanded and the proportion of alternative investment has been gradually increased.The return on investment has been steadily rising.With the vigorous development of alternative investment business,risk factors have gradually increased,and risk problems such as credit risk,liquidity risk and operational risk have gradually emerged.Therefore,with the rapid development of the industry,we should have the ability to control risks.Despite the current tightening of regulatory policy,the insurance fund has the advantage of long term and large scale,and the insurance debt investment plan still has the stable development prospect.In the future,the alternative investment business of the insurance asset management company will take the responsibility of actively serving the main insurance industry and promoting the healthy development of the real economy,actively guiding the insurance funds to serve the national and regional economic development strategies,infrastructure and so on.The purpose is to optimize the asset allocation structure,and provide the rate of return on investment.Under the background of strong supervision and tight credit and combined the theoretical basis of the use of insurance funds,this thesis studied the project from the perspective of alternative investment of insurance funds by selecting a special town developed that built by a real estate company as a case.In the third chapter,firstly we conduct due diligence investigation on the investment project,debt paying subject and guarantee subject.Next collected and analyzed the project data,including the project background,location,project construction content,construction progress,and project financing.Then we formulatethe financing plan through project data.In the fourth chapter,aiming at the project financing plan-insurance debt plan,we analyze of the transaction subjects.It makes a detailed analysis of the business and financial conditions of the debt paying subject and the guarantee subject respectively.The fifth chapter mainly analyzes the investment management ability of the trustee and the income level of theinsurance claims investment plan,and evaluate the profitability and solvency of the project through the calculation and stress test of the project cash flow.Investing comes with a little risk.The sixth chapterconduct a detailed analysis of the possible market risk,credit risk,liquidity risk and operation and management risk of the investment project,and proposecorresponding solutions to judge the project risk is controlled.Thechapter seven concluded that insurance funds can invest in feature town real estate projects.Investment in such assets is not only conducive to the support of insurance funds and service of the real economy,but also conducive to improving the investment income level of insurance funds.It provides a certain value for the expansion of insurance funds.
