In recent years,the regulation of the state real estate policy increased frequently.With the introduction of the national policy,the financing of real estate industry is becoming difficult.The real estate industry has also been transformed into a high risk industry.The developer of Tianjin HF project is Zhuzongjinrunzhiye Co.,Ltd.formed by Beijing Jindi Real estate development Co.,Ltd.,Zhongrunlianhua International Investment Limited,Beijing Zhuzong Third development and Construction Co.,Ltd.The three companies send staff to develop HF project.This project belongs to the typical development model of company cooperation.At present,the first stage development of the project is nearly completed.The company has invested a lot of money,but the overall development progress is slow.Poor sales and low operating efficiency has delayed the company's development.Based on the theory of risk management and Tianjin HF project developed by cooperation as the research object,the risk management in the cooperative development project is mainly analyzed.It mainly includes three processes: risk identification,risk assessment,risk control.Combined with the basic environment and operational characteristics of the company,risk identification is carried out including preliminary procedures,project management,marketing planning,cost control by using literature research method,data analysis method and risk factor analysis method.According to the results of risk identification,the risk assessment of the project has been carried out.According to the conclusion of project risk assessment,the risk management and control strategies have been formulated in different stages of the project development process.Its purpose is to avoid and control the project risk,improve the efficiency of the project operation.Finally,it has formed the conclusion of this paper,and puts forward some suggestions,which provide reference for the related real estate enterprises.The main content is:Risk identification and evaluation of HF project in phases: For different HF project investment decision-making stage,early stage,construction stage and rental stage,it analyzes the risk categories and specific contents in different stages.In view of the different stages of risk characteristics,it assess the risk of each stage by using the sensitivity analysis and comprehensive evaluation method.Risk control strategy of HF project: In the decision-making stage,it strengthenes the risk control by increasing research,price decision residential construction costs,reduce the attention changes in land bidding costs.In the early stages,solve the financing risks by using of its own funds,bank loans and social brains.At the stage of construction,control project quality risk,schedule risk and safety risk by using the implementation of the actual measurement system,a clear contract responsibility and the signing of the security responsibility.In the video stage,reduce sales risk by using sales area layout,the establishment of a model area with the model and sales promotion.
