Research On The Cost Control Of Real Estate Development Project Of The HK Company

The rapid development of China's economy can not be separated from the real estate industry from 2000 to the rapid expansion of the contribution provided by.Annual national land transfer income has become a local government fiscal revenue.However,with rising land prices,house prices have also become a luxury,people catch up.In recent years,the national macro-control and the control of financial leverage,prices have become more stable,the real estate fever has gradually cooled,people tend to buy the house is rational.Housing sales reduced rising labor and material costs,industry competition intensified,forcing real estate development enterprises truly realize the peak of the real estate industry has been in the past,windfall profits era has gone,to continue to maintain steady development must strictly reasonable use of funds,strengthen cost control,experienced good exercise to benefit the internal organs.In this paper,HK company is developing the real estate development project as the research object,the problem of the cost control in the development of HK company's first phase construction project is analyzed.On this basis,combined with the theories and methods related to control cost,starting from the real estate development,cost control,cost the whole process control point of HK company cost control process reengineering,using target costing,value engineering,ABC analysis,the method of earned value method to the cost control in design,material procurement construction stage.It is proved that the cost is well controlled.This case provides guidance for HK company's future development of the cost control of other projects,but also for the company to further standardize the cost control,reduce development costs and improve the economic efficiency of the foundation.
