Since the end of twentieth Century for nearly twenty years,with the growth of GDP per capita,the abundance of commodities,the improvement of people's living standard and the development of urbanization process,China's commercial real estate projects also showed a rapid growth trend.Especially in the early twenty-first Century,due to a series of "restricted purchase" regulation policies,the commercial real estate project as a "policy depression" is developing rapidly.Compared with the traditional residential projects,the commercial real estate project has the characteristics of large investment cost,long development cycle and difficult cost control during the development process.Through the study and research of real estate project data,we know that a real estate project is particularly important in its full value chain,and the design stage often determines the 60%~80% of its input cost.,the commercial project is so,Therefore,how to minimize the cost investment in the design stage by effective management means and measures under the premise of meeting the needs of the commercial real estate location and changing customer needs,is particularly important for the healthy development and operation of the commercial real estate projects.This article starts with the case of a commercial real estate project I have experienced.By using research methods of the complex project,reviewed the project planning stage,the construction design stage,construction stage and operation maintenance with the change of design stage,the statistics of the cost caused by the change of each change.According to the different departments,the design change can be divided into the design class change,the engineering change and the investment operation class change.For each type of change,a relatively high proportion and large amount of change are analyzed.It is found that the proportion of interior design and curtain wall she'j major changed in design change,and the proportion of Electromechanical Specialty occurred in engineering change.In view of these phenomena,from the latitude of design management,combined with the characteristics of commercial real estate development projects,and the business plan and design control process of CR,the paper deeply analyzes the deep-seated causes of the changes,and puts forward improvement measures and management measures.As far as possible to reduce and control the incidence of design changes,so as to achieve the purpose of saving the development cost and reducing the development cycle.The method of reducing design change has been applied to CR group's subsequent commercial projects.It has played a good role in pre control and hopes to play a good role in reference to other commercial real estate companies.
