Analysis Efficiency Of Urban Land Utilization Based On Three-stage DEA Model

Under the background of gradual progress of the social economy,and the rapid development of urbanization,a series of phenomena such as increasing obviousness of man-land issue,and increasing deficiency of the land resources in Jiangsu.Utilizing relatively complete theory models,this paper conducted detailed research on the urban land using situation of Jiangsu,discussed the policy trends of improving urban land using efficiency,which played a key role in promoting development of local urbanization,and ensuring steady progress of the social economy.On the premise of concluding and drawing lessons from the document literature of western countries and our nation,this paper conducted the determination and calculation on land using efficiency parameters of Jiangsu via improved three-stage DEA research method,and studied from the aspects of space,time,and feature,further analyzed its influencing factors adopting spatial econometric model,and accordingly raised the countermeasures and opinions of improving urban land using efficiency.It usually involved the following points:Firstly,this paper analyzed and determined the efficiency level of county-level cities of Jiangsu province of the years from 2000 to 2015 adopting the improved three-stage model.The first stage was conducting the traditional DEA calculation.The second stage was efficient optimization on invest capital and economic efficiency in the use of land resources in various regions removing the influence of economic development,social environment,and random deviation on land using efficiency.The third stage was the final efficiency determination on the various optimized input value and output value.Secondly,this paper conducted the efficiency evaluation according to the calculated efficiency value.This paper evaluated the land using efficiency of Jiangsu from different aspects such as time,space,and feature.The results indicated that,during the temporal evolution,the inter annual change of land using efficiency aggregately appeared in concave shape;analyzed from the aspect of spatial layout,the land using efficient cities usually concentrated on important radial regions of Yangtze River Delta,the efficient,week-efficient,and inefficient cities had the distributional characteristic of “big centralization-small scatter”,and the uneven development trend of efficiency distribution became increasingly obvious.In the meantime,the economy had a certain pull-and-drag effect on the overall spatial distribution,and the most important reason that the urban land using efficiency had not been evenly distributedaccording to the country land was the influence of economy.Besides,the land efficiency value score and the stability state of each typical city also varied.Once again,this paper carried out the relevant analysis based on the empirical conclusions obtained via the panel data space regression model.The land input element,labor input factor,and capital input factor all had obvious improving effect on land using efficiency of Jiangsu.However,the influencing value of the capital input factor was relatively low,which reflected the difference of input expenses for urban land using to some extent.Lastly,this paper concluded the important results of the above research,and on the premise of giving consideration to both the important results and the current urban development situation,this paper raised the countermeasures and opinions of improving urban land using efficiency,which was mainly reflected in different aspects of scientific planning,avoiding blind expansion;optimizing input,reducing resource waste;deepening reform,matching policies with cities.
