Under the current real estate background,the real estate market in China is maturing gradually,the market order is further optimized,and the competition is becoming more and more fierce.With the development of national regulation and control policy,the real estate industry has experienced winter,the former era of high profits has become a history,extensive cost control is gradually replaced by fine management,in such a fierce competition environment,The cost control of real estate projects is especially important,which directly affects the survival and development of enterprises.The real estate project cost control is the management personnel carries on the scientific entire process to the project cost,the entire member,the all factor control.The real estate enterprise mainly relies on the real estate project to produce the profit.Under the present situation,the effective cost control is the important means for the project to gain profit,and is also the first way for the real estate enterprise to gain the advantage in the market competition.In this paper,the author takes the second phase project of AZTL orchid project as the research object,introduces the related theories of the cost control of the real estate briefly the development of project,the principle and characteristics of the cost control of the real estate project,as well as the composition of the whole process cost of the real estate project.The cost control process is described in detail.Combined with the actual situation of the cost control of the completed project by the real estate company,through the post-project evaluation,the pre-planning,design,bidding,construction and settlement of the completion of the 14 real estate companies were analyzed.The current situation and existing problems of cost control in sales and other stages,and the influencing factors of cost control in each stage are analyzed in detail.According to the actual situation of the project,the method of earning value and the method of factor analysis can be used to control the cost in the second phase of the project.Finally,by optimizing the organization of project cost management and cost control method,using the cost control theory,the paper puts forward the cost control measures in each stage of the project.The cost control system of the whole process is formed by applying the cost control in each stage of the second phase of the AZTL Project,so as to control the cost comprehensively and meticulously,and to control the cost within the reasonable range of the target cost.Based on the theory,combining with the concrete practice of the project,this paper puts forward the control method and takes measures to solve the problem by finding the problem.The purpose is to explore some practical control ideas and methods for the real estate project cost control,so as to effectively control the development cost and improve the profit level of the enterprise,so as to develop the real estate project in the future.From the cost control level to provide certain ideas and methods.
