Real estate development market fierce competition for real estate development enterprise cannot just through the sublimation design and function to attract customers, but also through the reduce costs to increase profits, should continuously reform and development of its management system. China’s real estate industry due to late start, the current domestic real estate development of the cost management is relatively backward, and the actual operation level of project cost monitoring is not very satisfied. Many enterprises still follow the traditional cost control theory and method, stress to the afterwards control, consciousness weak for cost management, lack of standardization and institutionalization, real estate development cost need scientific management and effective control.This paper introduces two projects of Xi’an TITAN Real Estate, namely "Weilan Yijia" project and the "Weilan Guanyuan" project. At the same time, this paper summarizes the cost control key points for TITAN group, through the reason analysis for the cause of insufficient cost control and loss of "Weilan Yijia" project. Furthermore, use the " Weilan Guanyuan " as the main research object, combined with the existence insufficiency cost control in this project, the article sums up the cost control key points based on" Weilan Guanyuan "project cost control optimization, which from the land cost, the earlier stage engineering cost, construction and installation cost, infrastructure and public facilities construction cost, indirect cost etc., in order to propose the optimization cost control plan. Firstly, use residual value estimation method to block price scientific prediction, and improve the accuracy of tender price to save cost;Secondly, expand market research scale with an optimized design plan;Thirdly, apply the earned value method to control the construction and installation cost, and the process of project, solve due to schedule delays and additional costs, in addition to formulate a reasonable cost limit, so as to control cost;Fourthly, implement a number of companies bidding scheme on the basis of investigation, detailed the tender content, avoid infrastructure and public facilities construction cost of additional;Fifthly, reduce indirect cost from the enterprise culture and training plan.Finally, summarizes the experience of cost control for " Weilan Guanyuan" project, provide the basis to improve the cost control system for the TITAN group, so as to enhance Weilan Guanyuan project economic efficiency, optimize the TITAN Real Estate development project management mechanism, ultimate to improve Xi’an TITAN Real Estate competitiveness, and promote the healthy development of Xi’an city economy.
