In 2014,the move of publically announcing the transition toward a partner system by Vanke Co.,Ltd was followed by many other real estate companies.In 2015,Gemdale Corporation released Trial approach of Core Employees' Project Company Investment Management.Modern Land(China)Co.,Ltd published Partner System Strategies.The following year,China Merchants Shekou Industrial Zone Holdings Co.,Ltd composed a proposal for community operations regarding partner system on co-investment.Partner system,a sub-system under firms' operational system and organizational strategies,has been getting plenty of spotlight.This is a testament to the value of human capital to the expansion of real estate corporations.Scholars in related fields believe partner system to be crucial for forming mutual interest in the broker-shareholder relationship.However,for a system rising as quickly as such,discussions on its applicability and uncertainties are much needed.What kind of corporations would be suitable to implement partner system? Can this system be improved or perfected? What are the positive and negative effects of implementing partner system?This thesis examines the case of Vanke Co.,Ltd.With theory basis on amalgamation of ownership and control under corporate control,taking financial statements(annual reports),major event announcements,news reports,and existing scholarly research on Vanke into consideration,this thesis attempts to analyze the influences of partner system on the real estate power house,to provide suggestions of the perfection of partner system,and to classify and conclude firms in which partner system would be applicable,in order to move the conversation as well as the practice of this system forward.
