In recent years,the development of real estate in China has developed rapidly from the "golden age" into the "Silver Age" which means the end of profiteering.The importance of cost control in real estate development is more and more obvious as the state strengthens the macro-control policies of the real estate market and the coming of the real estate profit era.Real estate developers to maintain market share and stable development,it must change the previous high risk,extensive development mode through financial high leverage,high turnover,pay attention to and strengthen the cost management,reasonable investment and use of funds,strictly control the cost and expenses to enable the company to survive and profit.This paper first studies the real estate industry background,through consulting the literature to understand the real estate project cost control theory system as well as the domestic and foreign cost management research status.Through the case analysis,A Real Estate Company is selected as the research object.From the cost composition,organizational structure,target cost management and implementation phase cost management,this paper summarizes the specific countermeasures of the real estate cost management: establishing the responsibility cost management system,strengthening the investment decision work in the early stage of the project and carrying out the product cost adaptation from the point of view of the project management.The design,quota design and design standardization strengthen the cost control of the design stage,optimize the procurement strategy to implement the centralized purchase,play the role of the supply chain value creation,strengthen the management and control of the contract planning in the construction stage and establish the feedback mechanism after the settlement.The purpose of this paper is to find out the shortcomings of A Real Estate Company cost management,standardize cost management and enhance its core competitiveness,and provide reference for other real estate developers' cost management.
