With the continuous development of market economy,real estate economy has become the backbone of the market economy,with the rapid development of real estate,brings opportunities and challenges for the development of the property industry,the property management enterprises are also facing difficulties in development opportunities.The property service industry is different from other service industries,and the risks it faces are different.At present,the cultural level and overall quality of the property service personnel in our country are below the prescribed scope,which makes the property service industry's own development is not perfect,and the property itself's ability to resist risks is not enough.In addition,the property service enterprises are often lack of awareness of risk,when the risk occurs,can not take appropriate measures in a timely manner.In this paper,AL property company as the research object,through the analytic hierarchy process,interviews,literature research methods,AL property management company's current situation is analyzed.And through the research status at home and abroad,related concepts and theoretical boundaries,clear the research ideas,and make clear the innovation,advanced management methods,risk management system is understood.The risk factors of property management are estimated through the determination of risk factors based on analytic hierarchy process(AHP)and the classification of risk factors based on fuzzy mathematics.That the current AL property companies exist the following status: do not pay attention to rules and regulations,greater pressure on funds,the lack of professionals,poor awareness of risk.AL property company risk analysis,the main reasons for the following risks,bidding environmental risk,bidding competition risk,property services risk,other external risks.The risk management system of AL property company should improve and improve the company's organizational structure adjustment of the structure of human resources,improve the service operation process and risk management for the program design,through risk identification,assessment and avoidance of construction risk management system and the transfer of three-in-one.At the same time on the current AL property company risk countermeasures are put forward:(1)focus on the role of insurance risk transfer of property;(2)reduce the risk of human resources,improve the existing risk charging system;(3)to clear property services risk weight;(4)risk prevention property of professional personnel training.
