Study On Cost Management Improvement Mode Of Real Estate Development Project From The Perspective Of Lean

In recent years,as the development of urbanization in China has accelerated,residents' demand for urban housing continues to increase,and the real estate market has also boomed.However,the rapid development of the real estate market brings excess profits to the company's,but also makes the company in the process of project development ignore the importance of cost management.At the same time,under the guidance of the policy that “houses are used to live”,the consumer of the market pays more attention to the function of product use.This is in conflict with the fact that the supply body only pays attention to the output speed of the project and does not consider the market demand structure and the behavior of product optimization.Focusing on the demand structure of the market and optimizing the cost management activities to achieve the maximum value of the products under the cost constraints,it is crucial to the development of real estate development companies.Lean ideas are extracted from lean production and are widely used in management activities.The management process under the lean perspective aims to define the customer value and eliminate the waste in the process.The application in the development project cost management helps to solve this problem.contradiction.This paper first analyzes the systematic management needs of cost management from the cost structure of real estate development projects,and combines the connotation of lean thinking to define the core ideology of cost management from a lean perspective as emphasizing customer value orientation,continuous improvement of cost management process,and emphasis on the role of “person”.And under the guidance of this core idea,we analyzed the problems existing in the current cost management process.The literature review method was used to extract the root causes of cost management problems from the perspective of lean practice and cost management practices.The relationship between the influencing factors was analyzed by the qualitative analysis method of ISM.The results show that the implementation of lean improvements in cost management needs to be combined with a favorable organizational environment and applicable management methods.Secondly,an improved mode of cost management is constructed for real estate development projects from the perspective of organizational implementation,improvement of management process methods,and improvement of the basic environment.This includes the improvement of cost management process methods through integration and optimization of cost management methods,and the integration of organizational management elements to achieve improvement of organizational implementation through the analysis of game behavior among management entities,and the improvement of the basic environment to support the implementation of the method and the effective operation of the organization's implementation elements.The result indicates the direction for current real estate development companies to improve the effectiveness of project cost management.Finally,in order to evaluate the implementation of the improvement mode during the specific implementation process of the project,a performance evaluation index system for the cost management model of real estate development projects under the lean perspective was constructed.And this paper has graded each element and established the evaluation standard combining the need for specific execution of each indicator in the cost management improvement model from the perspective of lean.the method of fuzzy comprehensive evaluation method is used to evaluate the implementation of the improved mode in light of the actual situation of the specific project cost management,which indicates the direction for the enterprise to improve the effectiveness of cost management.
