The real estate industry is an important pillar and livelihood industry in China.Its development trend is related to the stable development and financial safety of the whole national economy.With the gradual improvement of the socialist market economy and the modern enterprise system,the domestic enterprises are facing great changes in the operating environment and management mode.With the increase of government regulation,the competition of the real estate industry is becoming increasingly fierce.In order to survive and develop,the real estate enterprises must take various effective measures to improve the cost management at the same time to produce high quality products,so as to be in an invincible position in the hands of the competition.This article will take D real estate company as the research object,first of all,the research background,research significance and the related concepts of real estate cost management are briefly expounded.Secondly,the general situation of D real estate company is introduced,and the internal and external environment of the real estate company is analyzed,and the organization structure and cost management system of D real estate company before the eyes of the real estate company are again.The cost management problems in each stage of the development project are expounded,and the cost management experience of the benchmarking enterprises in the industry is analyzed.At the same time,the cost management status of the D real estate company is compared.Finally,the basic reasons for the cost management of the D real estate company,such as the lack of systematic cost,are finally obtained.Management concept,organizational structure and power and responsibility issues,there is no target cost and dynamic monitoring system,lack of post project evaluation system,etc.Finally,the management theory based on PDCA is designed to solve the cost management problem of D real estate company,and the optimization group is put forward through literature research,interview research,comparative analysis and other research methods.The cost solutions include weaving structure,developing cost management system,establishing target cost and dynamic cost management,and setting up post cost evaluation system.The following conclusions are drawn as follows: establishing a management model suitable for the development of the enterprise is the basis for the realization of the cost management;the improvement of the cost management system can effectively reduce the cost;the establishment of the target cost and the implementation of the dynamic cost management in the course of the project development will help to improve the profit of the enterprise;and the establishment of a project evaluation system is also the same.The effective management method of the company's long-term development.Finally,I hope this paper can play a guiding role in the cost management of the real estate industry.It can also provide reference and inspiration for the real estate industry entering the era of small profits.
