Asset securitization is an economic product emerging along with the deepening of financial reform,It is not only a specific form of corporate financing behavior,but also a specific content of financial products and financial instruments innovation.With the national"13th Five-Year" plan for the introduction of the domestic,It is sure to trigger another boom in urban infrastructure investment.However,it is not feasible for the government to invest directly in the construction of infrastructure,because our financial situation is not optimistic.In addition,such as bank credit,bond financing of local government,such as several traditional financing model,because of reasons of operation,as well as the restriction of such factors as operating conditions,is difficult to the current urban construction infrastructure to meet the requirements in terms of money.Therefore,it will be an urgent task to explore the financing scheme of innovative infrastructure construction.Based on the analysis of the financing environment and financing mode of commercial real estate in China,this article aims at tailor the process of designing asset securitization which meets its requirements according to the internal and external environment and characteristics of ZY Houhai enterprises.This paper first introduces the significance and background of the research,and makes a brief description of the reality and necessity of the commercial real estate and its financing problems,and makes a review of the research background and the research methods and technical line of this paper at home and abroad.Secondly,we analyze the relevant concepts of commercial real estate and asset securitization,and compare the principles of mode,especially compare and choose the internal principles of asset securitization and the establishment of SPV legal framework,so as to make theoretical preparations for subsequent plan design.Again is the center,is the motivation and the scheme of ZY Houhai financial center asset-backed special plan selection and make a concrete analysis research,through the analysis of internal and external environment,through the introduction of group decision theory and fuzzy mathematics model,determine the financing mode from two aspects of qualitative and quantitative.Then the financing plan is specifically designed.Through the selection of the specific assets and the specific mode of the enterprise,we will finally determine the plan and predict the future profit mode.In order to solve the specific problems of enterprises,and explore the future development of enterprises,especially the financing mode,we need to have some internal and external safeguards.Finally,we will make some suggestions for the related contents.In conclusion,as a new financing mode,ABS is a product of the combination of practice and exploration,there are a lot of laws and regulations related to the accounting problems,therefore,in this thesis,there are many problems and deficiencies,only forward,hope for the commercial real estate financing ABS mature and perfect as a force.After the feasibility scheme of the asset securitization,found that the scheme has good practical operability,based on this conclusion:in terms of asset securitization,it belongs to in the process of infrastructure construction at the present stage to be an effective approach to solve the financing problem.Next,this paper takes practice as the starting point and puts forward a further improvement strategy for the supervision and management organization,which is based on this promotion of the further development of domestic infrastructure asset securitization.The conclusion of this paper is of great practical significance for the further implementation of the infrastructure securitization model and the solution of local government departments to raise funds.
