The Research On The Mode Of Light Asset Operation In Wanda Commercial Properties

As the important pillar industry of national economy in our country,the real estate industry has played a pivotal role in the development of urbanization,industrialization and modernization,while the industry itself has changed from "golden decade" to "the silver age".With the introduction of macro-control policies in real estate has been launched,some real estate enterprises have begun to slow down or even stagnate.Faced with operating costs up and capital chain rupture,some enterprises have difficult to survive,and the traditional heavy assets operation mode no longer adapt to the era development and can't meet enterprises' own development needs.Moreover,as a pillar industry that affects the national economy,the healthy and orderly management of real estate industry is particularly important.Therefore,in the face of the pressure on finance and operation led by the traditional heavy assets mode,companies in real estate industry put forward the light asset-like transformation development strategy,turning gradually from heavy assets operation mode to light asset operation mode.As an innovative new business model,light asset operation model can help enterprises to overcome difficulties and achieve better development through adjustments of their own business.This paper adopts literature,quantitative analysis and case analysis,taking Wanda commercial properties as research object.After combing the domestic and foreign scholars' research results of light assets operating mode,the paper analyzes the financial problems in Wanda commercial properties under heavy assets operation mode and the necessities to transform into light assets operating mode,and introduces the transformation strategy of Wanda commercial properties.Furthermore,the paper analyzes the performance of Wanda commercial properties after the transformation into light asset operation mode.At the end,the paper analyzes the reasons of the success of Wanda commercial properties and provides a reference for other commercial properties to implement the light asset mode.
