| In recent years,under the strategic guidance of the west development,with the constant improvement of urban infrastructures,promotion of the urbanization process,and continuous growth of residents' disposal income,the real estate industry of Guiyang has finished the course of more than two decades experienced by first-tire cities in China just within short several years-from the policy encouragement to regional purchase restriction,and from the traditional general merchandise trade to the urban complex.Local real estate development enterprises and domestic leading real estate development enterprises have already expanded the traditional residential real estate to the commercial real estate gradually in the real estate market of Guiyang.As a result,central business districts and large urban commercial complexes emerge continuously,and people's investment enthusiasm for real estate gradually turns to office buildings and shops.In the context of flourishing commercial real estate development,however,investors usually ignore that the development of residential real estate requires greater capital input,more scientific market positioning and more professional marketing tools,which is actually an investment activity of higher comprehensive scale and greater risks.Therefore,the research on the risk analysis of investments in commercial real estate and formulation of corresponding countermeasures is quite necessary.By referring to relevant domestic and foreign research theories concerning risks of investments in the commercial real estate,combining the work experience and starting from the perspective of risk management,the entire process of development investment is divided into four unified implementing stages in the research background of a certain commercial real estate project in Guiyang.Moreover,risk factors in all stages are recognized,and the investment risk evaluation system of the project is constructed.And then,risk factors are scored by experts in accordance with the degree of importance,and weight indexes of risk factors are calculated on this basis.Afterwards,evaluation indexes are processed with the dimensionless consistent method,and the risk evaluation index system of the project is analyzed by combining the analytical hierarchy process and fuzzy mathematical method.Finally,aiming at specific risk factors and combining the actual conditions of the project,corresponding risk response measures are made,in order to strengthen the anti-risk ability of real estate development enterprises in the commercial project investment.Meanwhile,it can also provide useful reference for the aversion of investment risks in similar commercial real estate projects. |
