The aging of the population is the same problem the whole world is facing.It has made a lasting and profound impact on human society.The number of elderly people in our country ranks first in the world,and the proportion of the elderly is also the first in the world.Therefore,the top priority of our country is to solve the problems brought about by the increasing proportion of the elderly population.The construction of old-age real estate is in line with the requirements of urban development planning,and also an inevitable outcome of China's aging population,which is in line with the needs of the development of market economy.However,the development of real estate has the characteristics of long development cycle and long capital recovery period,especially the pension type of real estate projects,which involve more departments and industries.So before the development and construction,we must make a careful decision and do a good job in the planning of real estate development projects,so that the project can find problems and solve problems in time.In view of this,this article takes the Jinquan Island project in Shenyang as the research object,comprehensively considers the research theory and the actual situation of the project development,and hopes to analyze the feasibility of the project comprehensively and objectively,and choose the most scientific and reasonable scheme from several schemes so that the real estate developers can do the same.The project investment decision has the actual value analysis.And through the in-depth investigation and analysis of the project planning of the Jinquan Island project,the characteristics of the pension real estate project are summarized,and the planning suggestions are put forward,hoping to provide some reference for the practice of the planning work of the old estate,and further improve the domestic real estate planning theory system through this study.In this paper,the project of pension real estate is planned.First,the background of the old estate and the research situation at home and abroad are analyzed,and then the related theory of real estate project planning is expounded,including the concept,function,principle and model of the real estate project planning;secondly,the aging of the population in Shenyang and the development of the old estate.The policy,status and existing problems were analyzed.During the period of writing,the Shenyang Jinquan Island project was investigated in the field,and the SWOT analysis of the project was carried out,including the advantages and disadvantages of the project,as well as the external opportunities and threats,and put forward the advantage opportunity strategy,the inferior opportunity strategy,the superiority threat strategy and the inferiority threat strategy.In this paper,the positioning and planning scheme of the project are analyzed and analyzed.The preliminary plan of the project planning and design is analyzed,and the cost composition,price positioning and profit situation of the project are analyzed again,and the marketing strategy of the project sales mode and operation mode is carried out.Finally,the project is summarized,and five feasible suggestions are put forward.The author comprehensively considers the project planning theory and the actual situation of the project development.I hope that it can analyze the feasibility of the project comprehensively and objectively,and choose the most scientific and reasonable scheme from several schemes,so that the real estate developers can have a practical value research on the investment decision of the project.
