In the reccent 20 years since Liaoning entered the aging population,the elderly population has been increasing year by year.Compared with the developed countries and cities,the aging of the cities in Liaoning province has the prominent characteristics of the older population base,the rapid growth rate,and the sustained growth of the elderly people who need long-term care.Due to the increasing aging of the population,the pension problem has become an urgent economic and social problem.To solve the pension problem,it is bound to involve the study of pension real estate.In this paper,the demand and Development Countermeasures of Liaoning endowment real estate are selected as the research object.Through the empirical analysis,a large number of literature reading,qualitative data collection,analysis and reference of domestic and foreign real estate development and operation experience,combined with the reality of the development of Liaoning's old-age real estate,this paper points out the difficulties faced by Liaoning real estate project development.This paper puts forward some guiding countermeasures for the development of Liaoning's pension real estate,and provides a theoretical basis for the development of Liaoning's pension real estate.This paper first discusses the background and significance of the topic selection and development of Liaoning's pension real estate development and operation mode.Through the relevant experience and literature research at home and abroad,the main contents and methods of this paper are put forward,and the innovative points of this paper are summed up in Liaoning province.In the process of absorbing relevant literature and academic theories,we define the concept of pension real estate and the development stage of pension related property.Then,it summarizes the excellent experiences of the western developed countries on the construction and development of the aged real estate,mainly focusing on the three countries with better old estate development in the United States,Japan and the United Kingdom,and summarize the experience of the industry development and the experience of policy design,and provide the research for the needs analysis and Development Countermeasures of Liaoning's old-age real estate.Theoretical basis.Then,on the basis of the analysis of the background of the development of Liaoning's old-age real estate,this paper makes a survey on the basic situation of the elderly and the living requirements of the elderly in Liaoning province by means of questionnaires,and then analyses the results of the investigation,and summarizes the characteristics of the development of the old estate in Liaoning and the outstanding problems to be solved.Liaoning province has an important position in the development and construction of pension real estate and puts forward the orientation of the development direction of Liaoning's pension real estate.The research shows that there are great differences between Liaoning endowment real estate and foreign developed cities and the first line cities in China,which are characterized by conservative consumption concept,low consumption ability,low financial degree,backward service industry and lack of government policy support.In the development and construction of old estate in Liaoning,it is necessary to plan and adjust the mode of development and operation to reduce the cost of investment and reduce the risk of operation.Therefore,this article attempts to put forward the corresponding countermeasures,from the financing,profit model and service promotion,design optimization,policy support and other aspects of analysis and summary,and put forward some feasible suggestions to explore the development mode suitable for Liaoning pension real estate.The Countermeasures for the development of the old-age real estate in Liaoning province.Mainly from the government policy support,pension real estate financing model and operation mode innovation and pension real estate industry management angle to discuss the future development direction and development strategy of Liaoning endowment real estate.
