The real estate industry,as a pillar industry of China's national economic development,is related to the healthy development of China's overall national economy.As the main body of real estate industry development,real estate companies have also achieved leap-forward development in recent years.They have gradually transitioned from the extensive development model to the current lean management,and a large number of companies with international market influence,such as Vanke,have emerged.Evergrande,Diaoyuan and other related real estate companies.Since 2015,under the background of real estate inventory,China's real estate market has continued to be hot and real estate prices have continued to rise.In the context of rising real estate prices,the number of real estate companies continues to surge,and the leading domestic real estate companies further increase the pace of expansion,which makes the real estate industry more competitive.This article studies the development strategy of Guomao real estate as the research object,and draws the following conclusions through research:(1)External opportunities and threats of the development strategy of Guomao Real Estate: 1 The demand for real estate market in Nanchang is still huge;2 The diversified demand for home buyers provides a good basis for the development of real estate companies;3 The development of the company is vulnerable to the impact of macroeconomic development;4 The difficulty of corporate loan financing,the high financing cost has become an important constraint to the development of real estate,and the fierce competition in the real estate industry has further intensified.(2)Internal trade advantages and disadvantages of the real estate development strategy: 1 It has a stable middle-level and high-level management team,senior managers are sensitive to the market;2 it has established a good cooperative relationship with the local government;3 it has certain financial resources and land resources advantages;4 Lack of competitive professional talents The company's capital has low operational capacity;5 Corporate culture needs to be improved.(3)Development strategy and safeguard measures of Guomao Real Estate Development: Based on the internal and external environment analysis of Guomao's real estate development strategy,Guomao Property mainly adopts the following measures in the development strategy: 1Strengthening the marketing capacity building of Guomao real estate market and enhancing brand premium capability;2 Based on the market in Nanchang City,expand into the surrounding areas of Nanchang to realize diversified business layout;3 Raise the research and development of commercial housing development technology and improve the housing quality of commercial housing.In order to ensure the smooth development of the real estate development strategy of Guomao,it is necessary to construct relevant safeguard measures.Specifically,1)strengthen the management of real estate development projects and enhance the efficiency of project management;2 strengthen the construction of corporate culture and improve team cohesion;3 further improve current company compensation and Performance assessment mechanism.Through this study,it provides a good guiding significance for the development strategy of Guomao Real Estate.At the same time,this study also provides reference for related real estate companies in the same industry.
