Based On The DPSIR Model Of Affordable Housing Project Performance Evaluation Research

In recent years,the domestic prices continued to rise,has been beyond the scope of the low-income groups.More and more low-income families to buy housing,this was the most basic survival needs from the huge pressure of housing,the housing difficulties of low-income families in highlights the problem of social issues,has become one of the important factors that affect China's social and economic stability and healthy development.In order to comprehensively solve the housing difficulties of low-income groups,to ensure the most basic survival needs of housing difficulties families,improve their living conditions,and promote social and economic development in a stable and healthy situation.2011,the Chinese government proposed to promote the process of the construction of affordable housing projects.However,with the construction of affordable housing projects implemented gradually,related problems appear,such as:the legal system is not perfect,performance evaluation and supervision mechanism is not clear,the engineering quality problems,inadequate implementation of the access and exit mechanisms,such as the narrow coverage of security objects.Therefore,for the protection of housing projects,the public's attention from the "quantity" to "quality"".The"quality" of the quality degree of how to determine,need a scientific and reasonable performance evaluation system,the implementation of a strong practical and affordable housing projects,and implement effective supervision of the project.However,China has not yet formed a unified,comprehensive and scientific and feasible implementation of the affordable housing project performance evaluation system.This paper summarizes and analyzes the research results of domestic and foreign scholars on affordable housing projects and performance evaluation,combined with the theory of deep connotation,reference current project practice,select the DPSIR conceptual model to construct the performance evaluation index system,relevance,dynamic interpretation of security housing project inherent between the indicators,to establish a scientific and feasible implementation of performance evaluation index system.By using analytic hierarchy process,correlation analysis,correspondence analysis and system clustering method,the comprehensive evaluation method was used to evaluate the system performance.At the same time,select a representative area in the country as the affordable housing project performance evaluation sample,data collection,analysis of empirical research,application and test the index system and the evaluation method.According to the analysis of the test results and the existing problems in the construction of housing construction in China,combined with the relevant theoretical basis,research and put forward measures to promote the implementation of China's housing projects to improve the performance of the measures.
