With the state of the real estate industry in the macro-control measures,and the rising cost of land,real estate investment costs will continue to rise.Commodity residential development has the characteristics of policy and market influence,large amount of capital investment,long construction period,is recognized as the high risk,high return industry.However,many real estate developers want to control but no way and effective measures,or haven't paid much attention to project development contractor investment risk control problem.The cost of the investment of construction project in China more than the budget situation is very common,most of the projects are completed in the Contractor's investment cost overruns,extension of time under the condition of.At present,the market has begun to take shape in China real estate,construction project is moving in the direction of the development of large-scale,high-grade,together with the national introduction of macro-control policies,commercial housing market competition intensifies day by day.How the contractor with the minimum investment risk,within the prescribed period of time to develop to meet the market demand of the commodity residential products,is an important problem of the real estate enterprises need to pay attention to the.The real estate industry has entered a new stage of development in China's economic development under the tell.Study on the method of real estate project management effectively will be in the future development of space new main job,study on management of investment risk is more important.To effectively reduce the risk of loss to use scientific methods of risk prevention,enhance project development company competitiveness in the market.This article is a specific risk management practices and risk theory combined with the real estate industry to develop the management of real estate projects of paper.Based on the analysis of the risk characteristics of the real estate industry on,and combined with the risk identification,response measures,the comprehensive research and analysis of the project investment risk.This paper mainly takes Jinan S shopping center project as the research object,first to the domestic and foreign related research made detailed literature research,described in detail the basic situation of the project;then,taking risk identification risk evaluation risk control--the idea of the study,in the identification part,discusses various risk OS shopping Center project may exist in the pre-decision,preparation,construction and business operation in four stages,with fuzzy evaluation method of the risk assessment and summarizes the corresponding conclusions;finally,according to the actual effect of the identified risks and risk for the project development and construction,through the book of risk management planning projects,the establishment of to improve project risk management mechanism,strengthen project construction management staff learning and training,establishing and perfecting the risk management system,insurance risk transfer and other methods,to control and management of the possible risks,in order to reduce the negative impact of these risks on project development,improve the efficiency of project construction.
