With the acceleration of China's agricultural modernization and urbanization,a large number of rural labor start to transfer,and the circulation of agricultural land is obviously accelerated,the development of appropriate scale management has become an inevitable trend.As the core interests point of farmland circulation,the rent is decided by the transferor and the transferee,due to the development of rural land circulation market is not perfect,and the transfer of information asymmetry between the two sides all hinder the standard of rural land rent,so as to cause the contradiction between the two sides of agricultural land transfer,so that the transfer of rural land can be carried out in an orderly and efficient way,the key is to accurately grasp the influencing factors of rural land transfer rent,then work out the economic interests of both sides can guarantee the land transfer rent policy.As the agricultural county of hilly areas of northern Sichuan and the key county of poverty alleviation,Yilong county is vigorously implement the ability to enhance food production and agricultural land consolidation project,the goal is to build 2000 acres of high standard farmland,as well as the construction of a high yield demonstration area of 20 thousand acres of crops.Reasonable land transfer rent can promote the circulation of rural land,improve the local grain production capacity,improve the degree of land fragmentation.Based on the above understanding,this article use the land rent theory,scale economic theory as the theoretical basis of the study,with 285 farmers in Yilong County as an example,to conduct research through the establishment of logistic model of Yilong county land transfer rent factors,come to the conclusion of the main influence factors of the land transfer rent and influence direction,the main conclusions are as follows:The relationship between the two sides of circulation intensity,land fragmentation degree,the level of economic development,the price level,the degree of development of non-agricultural industries,land ownership,agricultural subsidy policy level have significant impact on both sides of the circulation of agricultural land rent.For the transferor,land transfer rent mainly by farmers income accounted for the proportion of the total income has significant positive impact on farmland,geographical location,economic development level,price level,land ownership,and the farmer's age,level of education,the relationship between the two sides of circulation intensity,land fragmentation degree,the non-agricultural development level,social insurance in condition of agricultural subsidies,policy level significant negative effect.For the transferee,significantly positive impact of land transfer rent is mainly affected by the number of farmers,circulation period,professional level of economic development,the price level,land ownership,and the relationship between the two sides by circulation intensity,land fragmentation degree,the non-agricultural industry development level,agricultural subsidy policy level significant negative effect.Finally,combined with the factors of Yilong county land transfer rent effect analysis results,and the existing problems in the local land transfer rent,puts forward the following suggestions:Establish rural land transfer rent negotiation mechanism;Accelerate the improvement of farmland fragmentation status;Introduction land transfer rent guidance program;Establishment rural land transfer intermediary;Increase the reasonable price of the rental propaganda.
