At present,China's economic development has entered a "new normal".In order to make our country pass the critical period of economic transformation smoothly,we must pay attention to the adjustment and upgrading of industrial structure.The factors affecting the industrial structure are complex,and the housing price problem is one of the key points.Since 2003,China's housing prices have been rising,which has brought many impacts on China's economic and social development.From the cost perspective,rising house prices will increase the cost of living of residents on the one hand,but also increase the cost of production of enterprises on the other.Generally speaking,rising housing prices will lead to the migration of labor force.However,some big cities in China,such as Beijing,Shanghai,Guangzhou and Shenzhen,labor force continue to flow in and out despite the high housing prices.In the face of this situation,the impact of housing prices on labor mobility and the impact of changes in the labor market on industrial structure when studying the impact of rising housing prices on industrial structure changes.In this paper,when studying the impact of house price rise on industrial structure change,we consider heterogeneous labor force and clarify its mechanism.Specifically,this study is mainly divided into four parts: The first part is related theory analysis.It mainly summarizes the basic theories between the rise of housing prices,heterogeneous labor mobility and the change of industrial structure.Then in the second part,it focuses on the impact path of housing price rise on heterogeneous labor mobility and industrial structure change,and analyzes its mechanism.In the third part of this paper,we systematically analyze the situation of housing prices in recent years in China,the situation of heterogeneous labor mobility and industrial structure changes,and link them.In the analysis,we infer that there may be a non-linear relationship between housing prices,heterogeneous labor migration and industrial structure changes.In the fourth part of this paper,the method of GMM estimation in dynamic panel is mainly used to estimate the model.The results show that the relationship between house price rise and industrial structure change is complex and non-linear,and the relationship between house price rise and heterogeneous labor flow is also inverted "U" type.However,the empirical results also show that compared with skilled personnel,ordinary labor force is more sensitive to the rise of housing prices,so the rise of housing prices will lead to the migration of ordinary labor force to lower prices in the first place.Housing price rise has different crowding-out effects on ordinary labor force and technical talents through influencing labor migration decision-making,and then has different effects on industrial structure change.But when the housing price rises to a certain extent,with the continuous outflow of labor force,it will ultimately be unfavorable to the change of industrial structure and hinder the development of industry.Finally,according to the conclusions of this paper,the corresponding countermeasures and suggestions are put forward.Through the research and analysis of this paper,it is a fact that the housing price level is still high under the current situation.Therefore,in order to achieve a good coordinated development of labor and industrial structure,we should combine housing price regulation,heterogeneous labor distribution and industrial structure,so that technical labor and ordinary labor can fully flow,and then the rationalization and advanced degree of regional industrial structure will continue to develop.
