YG Pension Community Financing Method Selection Case Study

The pension industry is developing rapidly.The dissertation focuses on the aging of population in China,sets the rising projects in pension industry,namely the public pension community as research object.Then,several common financing methods of pension community are analyzed by considering current policy.It has been proved that issuing the enterprise bond in pension industry is the most feasible financing method for YG pension community.Secondly,the inside and outside risks of the enterprise bond for YG pension community and the corresponding counterplan are analyzed,and financing suggestions are given with respect to the outside risks.Finally,the financing suggestions of pension communities are obtained based on the current environment in China: the enterprise bonds must be set as the primary goal;and the PPP mode can be introduced to the communities where the social capital has some experience;the financing can be conducted during the construction by issuing Medium-term notes.Besides,the government is encouraged to construct a good environment for the financing of pension communities,to develop REIT.The article describing specific situation of N company and YG pension community,discuss the applicability of various financing methods and the necessity of applying the special corporate bond model.In analyzing the necessity of the use of special corporate bonds,the focus will be on economics,flexibility,operability,and collection efficiency.Special corporate bonds,by comparing bank loans,medium-term bonds,PPN,PPP models,and government-led pension industry funds and real estate trust funds.In the internal and external risk analysis of YG community pension's implying special debt financing,for the macroeconomic downturn and project management risks,the PPP model is proposed in activity communities and smart communities which social capital have operational experience in,and the issue of More than 1 billion yuan's PPN/ Medium-term notes after two-three years of project construction.At the same time,it is concluded that the government needs to vigorously develop real estate trust funds and the government guide pension industry fund.
