With the increase of the number of the aged population in our country,the number and quality of the pension institutions in our country at present are unable to meet the old-age needs of the elderly.At the same time,private enterprises such as real estate development enterprises and insurance companies are also seeking new investment channels,Therefore,the construction of the old-age real estate has come into being.However,due to the high investment amount,long operation period and slow investment recovery,there are a series of problems in the financing process of the old-age real estate projects.For example,the financing subject is weak and the financing structure is single,The exit mechanism is not complete,these problems have hindered the development and construction of pension projects and put into use,these issues related to the construction and operation of pension real estate can be carried out steadily,sustainable development.In this case,it is of great practical significance to optimize the financing structure of the old-age real estate project to promote the financing process of the old-age real estate project,so as to promote the construction of the old-age real estate project and reduce the financial risk.This first analyzes the background of the topic,including the current situation of the aged population in China,the development of the old-age real estate,the development stage of the domestic and foreign pension industry,and the research on the research results of domestic and foreign scholars in financing the old-age real estate projects.This studies the optimization of financing structure of pension project by fuzzy analytic hierarchy process.Before the construction of the model,we should study the components of the financing structure of the old-age real estate project,including the financing source,the financing scale,the financing cost and the financing term,and so on,and analyze the contents of the various components.Finally,according to the fuzzy analytic hierarchy process(AHP),the case study is carried out through the case of Shenyang Bei Tang Hot Spring Pension Service Center.Finally,according to the fuzzy analytic hierarchy process(AHP),the paper analyzes the problems in the process of financing the old-age real estate project,and then identifies the weight of each factor by fuzzy analytic hierarchy process.And draws the conclusion that the financing structure is optimized by combining the theory and mathematical modeling tools.According to the results,it is ’proved that the financing of the old-age real estate project can improve the profitability and solvency of the project by adjusting the financing structure.At the same time,it puts forward the specific opinions on the existing problems,including improving the REITS,PPP and other mechanisms,Pension real estate project financing to match the operating system.Through the research of this paper,it is expected that the financing structure optimization scheme can be applied to the financing design of the old-age real estate project,which will promote the cooperation of all parties,raise the enthusiasm of the old-age real estate project and solve the old-age problem effectively and make the sustainable development of the old-age real estate.With the continuous development of pension land,the research results will show a good theoretical value and practical significance.
