Research On Cost Control In Project Design Stage

In recent years,with the rapid development of the real estate market,a large number of investors have invested in the real estate industry,the real estate market is becoming increasingly saturated,and the industry competition is becoming increasingly fierce.At the same time,with the deepening and concrete of the national regulation and control policies for the real estate industry,the real estate industry has changed from the "golden era" to the "silver era",and the period of windfall profits has become the past and the decreasing profits of enterprises,which requires real estate enterprises to do a good job in cost control.It has been proved by various researches that the design stage is the most effective stage with large space for cost control.The research scope of this paper is the cost control in the project design stage.Due to the short implementation time of cost control in design stage in domestic enterprises,there are still many deficiencies in the implementation.Therefore,this paper takes the cost control of the project design stage as the research scope,constructs the application model of the cost control of the project design stage,and gives the optimization suggestions of the project cost control combined with the Yujinfu project of country garden.First of all,the background of project development in recent years is collected,the research significance of cost control in project design stage is demonstrated,the current situation of cost control in project design stage at home and abroad is analyzed by reading literature and other methods,and on this basis,the research content and research methods of this paper are determined,and the research technology route and innovation points of this paper are put forward.Then,the concept,workflow and method of cost control in project design stage are studied,and the value engineering method is determined as the main research method of this paper.Secondly,study and analyze the cost control elements in the design stage of the project,and summarize the influencing factors of cost control in the design stage from three aspects: the scheme design stage,the preliminary design stage and the construction drawing design stage.Through the method of questionnaire,the factors that have the greatest impact on the cost control in the design stage of the project are obtained,which is the preparation for selecting the functional evaluation index of value engineering later.Finally,through the research and analysis of the main functional requirements of the project,five first-class indexes of residential function,community function,safety function,environmental function and intelligent function are finally determined.ABC analysis method is used to analyze the project cost of each function.Combined with the cost control elements in the design stage,19 second-class evaluation indexes are finally determined,and the evaluation index system is successfully constructed.Then,the evaluation index system was applied to the Project of Country Garden Yujinfu.AHP was used to determine the weight of each evaluation index,value engineering method was used to determine the index that needed to be optimized,and corresponding optimization measures were given.
