Research On Measurement And Payment Of The General Contract For Prefabricated Construction Project Based On BIM

In the process of transformation and upgrading of the Chinese construction industry,prefabricated construction,general contracting and BIM are the important directions of development,showing more and more obvious integration trend.According to the requirements of relevant policies,the general contract of prefabricated construction project is suitable to adopt the lump-sum contract.As a form of contract price,the lump-sum contract has a direct impact on the choice of measurement and payment methods.Because the current valuation method of bill of quantities is mainly applicable to the DBB mode of traditional cast-in-place buildings and adopts unit-price contract,it is difficult to meet the needs of measurement and payment of the general contract for prefabricated construction projects,which constitutes one of the obstacles to the development of prefabricated construction.On the basis of grasping the characteristics of the bill of quantities valuation,prefabricated construction,general contracting and lump-sum contract,this paper analyzes in detail the interaction between them,and determines the demand for measurement improvement of prefabricated construction projects.By analyzing the application mode of BIM aided prefabricated engineering design and management,using the characteristics of information integration and sharing of BIM and the natural corresponding relationship between BIM model components and prefabricated building components,this paper analyses the model development process of BIM application in prefabricated construction.The information requirements and transmission mode of measurement and payment for BIM component unit in the corresponding process are analyzed,and the cooperation between BIM component unit and the bill of quantities items is realized.Finally,on the basis of further analysis of the prefabricated construction measurement and payment mode,this paper puts forward a systematic and complete operation flow based on BIM,and perfects the related contract content to provide support for the smooth implement of measurement and payment work.This research is helpful to strengthen the process settlement of prefabricated construction project,improve the standardization of contract cost control and improve the refinement and information level of project management as a whole,and has important application value for the popularization of prefabricated construction.
