Research On Conservation And Development Of 20C Modern Collective Housing In Community Perspective

At present,China has entered an urbanization era dominated by inventory development.It is urgent to strengthen the conservation and development of built heritage,and to avoid the destruction of urban space with historical value.Promoting heritage conservation and development with a multi-dimensional community perspective “geographical communities,interest communities and cultural communities” is an important international trend.The multi-dimensional community perspective explores the research horizon of heritage conservation and development.By understanding the multi-dimensional community groups and their demands,and analyzing the many possibilities of community development,we can explore appropriate conservation and development goals and seek resources support from all parties.The twentieth century heritage has received extensive attention at home and abroad.China has selected the first batch of twentieth century heritage since 2014.Modern Collective Housing are an important type of twentieth-century heritage,which is different from other twentieth-century heritage.In the context of stock development,the conditions of its conservation and development are complex: 1.The heritage with historical value and characteristics is not fully recognized;2.The community and its subjects are in dynamic change;3.Social structure and property rights The ownership is complex;4,the heritage conservation and development is difficult to reach consensus.In terms of theoretical research,this paper systematically summarizes the research status and practical experience of the conservation and development of modern collective housing estates in the 20 th century at home and abroad,and draws on the multi-dimensional community analysis perspective to enrich the research on the community direction in heritage conservation.Through the analysis of the value of the heritage at home and abroad and Nanjing,combined with the characteristics of Nanjing workers' housing,the evaluation system of the heritage value of workers' housing in Nanjing from 1949 to 1978 was formed.In terms of empirical research,this paper sorts out the historical information,historical records,historical books,planning materials and other data information since the founding of Nanjing,and initially obtained the geographical distribution of workers' housing in Nanjing,and conducted on-the-spot exploration and community visits to Nanjing Early Days.The details of the existing workers' housing in the past 30 years were screened and counted,and the construction process,spatial distribution,construction and evolution mechanism of each stage were summarized,and the preliminary evaluation of the value characteristics of the existing workers' housing was carried out.This work makes up for a shortcoming in the study of the conservation of workers' housing heritage in Nanjing.On the basis of understanding the dilemma,characteristics and mechanism of workers' housing from a holistic perspective,the technical route of conservation and development of workers' housing is proposed.In terms of case studies,this paper combines the actual cases of Lu xi ying Workers Village and Mei shan Living Area in Nanjing to conduct in-depth community research,analyze the community evolution and current characteristics of the heritage,evaluate the value characteristics of the heritage,summarize the development dilemma of the heritage and the multi-community main body appeal.Propose the corresponding program design and conservation development strategy.
