| At present,the rehabilitation of old residential areas has become an important part of urban construction,but there is still a lack of attention to the use of residents after the rehabilitation,and relevant research on Post Occupancy Subjective Evaluation after the rehabilitation now.Therefore,this paper takes the old residential area rehabilitation in Changsha City under the urban construction objectives of "Two-type City","Smart City","Block City" as the research object,and through the establishment of subjective evaluation system for the old residential area rehabilitation,carries out on-site investigation and visits to its typical example residential areas.On the basis of collecting first-hand information,this paper analyses and summarizes the feedback of households on the rehabilitation of old residential areas,so as to help professionals understand the use and shortcomings of the rehabilitation,and to provide reference for the theoretical exploration and practical development of the rehabilitation of old residential areas in the future.This paper to the Post Occupancy Subjective Evaluation of the rehabilitation of old residential area in Changsha is divided into three parts.The first part(Chapter 1 and 2): Preliminary pilot study.Firstly,this paper elaborates that the research originates from a large number of old residential areas rehabilitation in Changsha in recent years and the shortcomings of related research at home and abroad,points out the purpose and significance,and determines the specific research methods and framework.Then it summarizes the rehabilitation of the old residential areas in Changsha,including the development of the residential areas in Changsha,the basic characteristics of the old residential areas in Changsha,and the present situation of the rehabilitation of the old residential areas in Changsha.The second part(Chapter 3): Discussion on the evaluation system.According to the Post Occupancy Subjective Evaluation of built environment,based on residents’ perception and experience,and combined with the residential rehabilitation norms,the residential rehabilitation index system,namely the residential satisfaction index system,is gradually established.The index system includes five secondary indicators of applicability,comfort,convenience,safety and sustainability,and 24 third-level indicators.Then the data collection methods of evaluation are mainly structured questionnaire method and semi-structured interview method.Data analysis methods include statistical method,qualitative analysis method,analytic hierarchy process,and fuzzy comprehensive evaluation method.The third part(chapter 4 and 5): Case study.Applying the evaluation system to three typical cases of old residential rehabilitation in Changsha City,it is found that the residents’ participation in and understanding of the rehabilitation are not good;the residents’ satisfaction with each index of the three residential areas has certain similarities,several indices with low evaluation indicate that there are some problems in the rehabilitation of residential districts,and the specific problems are analyzed based on semi-structural interviews;residents consider that the most important indicators are fire safety,supporting facilities,infrastructure,physical environment and traffic safety,while the least important indicators are building safety,human environment,land saving,material saving and barrier-free traffic;residents’ fuzzy comprehensive evaluation results were Leifeng Road Area(3.675)>Yangtianhu Area(3.367)>Chenjiahu Area(3.285).Finally,according to the evaluation and analysis of the deficiencies of residential rehabilitation,from the four aspects of public participation,rehabilitation design,construction management,operation management,some targeted optimization suggestions are put forward. |
