Study On The Design Of Standardized Residential Constructions That Could Satisfy Personal Requirement

On July 3,1998,the State Council issued the notice on further deepening the reform of urban housing system and speeding up the housing construction.Since then,the original welfare housing system has been abolished and the society entered the era of commercial housing market.Now,it has been twenty-two years.The commercial houses were originally designed to solve the housing problem of high-end people,but now it has become a national demand.Architects,clients,developers and competent units are becoming more and more mature.The market orientation,design,project quality and property service of new projects have become the key for developers to base themselves on the market.Such a rational trend will inevitably lead to a new pattern of the survival of the fittest real estate.In the increasingly demanding environment of housing quality,the most efficient way to control housing quality is to standardize the multi-dimensional system including design,building,management and controlment.With the maturity of the housing industry and the increasing demand of people for housing quality,architects have more and more responsibilities in this situation.In addition to ensuring that the form and function of the building are reasonable,residential designers need to ensure the smooth progress of each process in the design,control the work results and progress of all personnel,consider the marketing situation,control the capital cost chain,study the user's life experience,the developer's profitability and many other aspects.Based on several successful cases verified by the market,this paper aims at the contradiction and conflict between the standardized demand of industrial production and the changing personalized demand of users in the standardized housing design,and tries to find a solution to the personalized design method on the premise of meeting the industrialization and production standardization,so as to meet the residential use requirements of residents.In this paper,the author discusses the standardized design of residential buildings and its corresponding personalized design in the aspects of layout design,facade design and decoration design,and then obtains the standardized residential design law to meet the personalized needs.
