As one of the basic qualitative and quantitative control indicators,residential area volume ratio plays an important role in urban planning and management.Residential land accounts for a large proportion of urban land.One of the important contents of urban planning is the planning of residential areas.If we want to ensure the spatial quality of urban residential areas,we must determine a reasonable volume ratio.In this paper,the problem of urban residential area volume ratio estimation is taken as the research object,and the perspective is locked in Hefei city,and the method of Hefei residential area volume ratio estimation is discussed.The main research contents and achievements of this paper are as follows:(1)the concept and connotation of plot ratio,the classification of plot ratio,the estimation method of plot ratio are described,and the management regulations and experience of plot ratio in main cities are introduced.(2)based on the overall planning of urban development and the current situation of the plot ratio of Hefei City,this paper analyzes the relevant influencing factors and the differences of the plot ratio distribution of Hefei city.(3)taking the residential area of Hefei City as an example,based on the idea of building the plot ratio of the residential area of Hefei City,this paper estimates the building plot ratio of the residential area of Hefei city by the method of combination of the zoning and limit method and the intensity correction method.With the help of SPSS analysis software,it analyzes the influence of the plot ratio of the "traffic condition factor","service condition factor" and "environmental condition factor",and obtains After weighting the test data,the basic model is built.The main urban area of Hefei is divided into five kinds of plot ratio zones: high plot ratio zone,sub high plot ratio zone,medium plot ratio zone,medium low plot ratio zone and low plot ratio zone.After roughly estimating them,each zone of plot ratio is modified and analyzed according to "ecological factor","safety factor" and "aesthetic factor".Among them,the high plot ratio area of plot ratio area I includes Luyang District,Yaohai District,Shushan District,Baohe District,Binhu New District,the second high plot ratio area of plot ratio area II includes high tech Zone,YaohaiDistrict,Shushan District,Baohe District,Binhu New District,the middle plot ratio area of plot ratio area III includes Luyang District,Yaohai District,Shushan District,Baohe District,New Station District,economic development zone and high tech Zone,and the plot ratio area IV Low and medium plot ratio areas include Luyang District,Yaohai District,Baohe District,New Station District,economic development zone and High-tech Zone,while low plot ratio areas in Zone V include Luyang District,Baohe District,New Station District,economic development zone and high-tech zone.(4)from the perspective of urban strategy,this paper expounds the planning control of the establishment of the plot ratio of residential areas from three levels: macro level,meso level and micro level.The macro level controls the overall planning and development mode of the city,while the meso level controls the characteristics of the plot with the urban density zoning and management unit control,and the micro level,so as to estimate the plot ratio of residential areas more accurately,so as to become the city The rational planning of urban residential land provides reference for promoting urban development.
